South Bend Redevelopment Commission
Regular Meeting - December 19, 1997
6. NEW BUSINESS (CONT.)
r. continued....
Ms. Schwartz commented that she didn't
know if there was on the record, the
definition of Class A, B and C office space
and she asked Robert Hunt if the
Commission could have a quick definition
of Class A, B and C office space before
the Commission moved to a vote.
Mrs. Schwartz also noted that the Leighton
Plaza comment that Jon Hunt made
"assuming no one leases," I assume was
for statistical purposes only and that we do
anticipate that that will be leased up very
quickly.
Mrs. Kolata summarized that generally the
Class A office buildings are characterized
by the level of finish within the building,
they are generally the highest quality in
terms of material and finish of Class A
office properties in the market place. They
are generally the highest priced buildings
in the market place. She noted that the
definition of Class A office buildings can
be subjective from one city to another and
there are different levels for each
community. She also commented that one
of the biggest distinguishing features in
Class A office buildings is the flexibility
or ease in which utilities, particularly
telephone and computer lines, etc., can be
arranged and modified within a building.
They have built within them the chases or
channels where the wiring can go and they
can be readily adapted for a new user
without major cost or involvement.
