Attached to this narrative are photos <br />of existing conditions. <br />Existinq conditions—Windows <br />There is a wide variety of existing conditions impacting the reuse of the existing windows: <br />• Vinyl replacement inserts <br />• Extreme wood rot <br />• Missing and inconsistent exterior trim profiles • <br />• Excess paint, preventing function of windows <br />• Damaged or missing sash weights <br />Wood Windows <br />For the entirety of the renovation, all construction activity will be guided by the Preservation <br />Standards for Historic Landmarks set forth by HPC. These standards are attached to this letter. <br />If the wood frame is in good condition, we will replace the sashes with aluminum clad (exterior) <br />wood windows from Lincoln Windows or approved equal. The construction of these wood <br />windows uses like materials to the original windows. The aluminum cladding on the outside <br />takes on the same appearance as painted wood without the maintenance of repainting every 3- <br />5 years. Product data and a cut section window sample Lincoln Windows are included with our <br />application. Please note that the sample includes 5/8" mutton bars. Our intention is to match <br />the original `one over one' glazing pattern, so there will not be any mutton bars. <br />We intend to leave intact all exterior wood trim around the windows. Existing exterior window <br />trim that are in good condition will be scraped, sanded, prepped as needed and repainted. <br />Where the wood is rotten or irreparable, we will recreate the profile using custom made trim <br />knives if needed. <br />We did explore the restoration of the wood windows. Matt Rowe, with Classic Craftsmen of <br />California, estimated that each window would require 10-15 hours of labor and $200-300 of <br />material depending on condition. This total represents 2-3 times the cost of replacement wood <br />windows. <br />One additional consideration for replacement is that we intend for all the windows to be <br />operable.
