One shed -roof addition <br />on the south side (unknown date), enclosed porch/entrance at northeast corner. Street -facing windows are <br />casement, south facing windows are 1/1 Double Hung. Aluminum siding. Detached garage facing the southern <br />alley. <br />ALTERATIONS: COA 2006-0926, replace kitchen window double hung sash with Pella Double Hung Jambliner <br />Precision Fit Window sash. Wood sash with exterior aluminum cladding. COA 2007-0426, remove non- <br />functioning chimney on main roof. COA 2007-0601A, three -layer complete tear off and install new 30 year shingle <br />asphalt, ice and water shield at all edges and valleys. COA 2009-0623, remove 2 Cedar trees — dying and nuisance <br />on east side of house between 406 Manitou and house (`approved by Brent'). <br />APPLICATION ITEMS: Installing 20 solar panels on southern roof (roofs) — invisible from street. No other <br />exterior changes except for a disconnect box on rear of house beside electric meter. <br />From additional attached document: <br />"Install 20 39" x 77" Mitsubishi 360W solar panels on the south -facing roofs (see attached diagram). Each panel <br />will have an optimizer on its underside. The panels will be mounted on the shingled roofs on racks 5 inches off the . <br />roof, flush with the roof slope. <br />A disconnect box, measuring approximately 12" x 4" will be mounted on the rear of the house beside the electric <br />meter. <br />All of the installation can be removed after installation with no alteration or damage to the existing structure. The <br />project is completely reversible. <br />Because the house faces nothing will be visible from the street (see photographs). The placement of the garage and <br />trees at the rear of the property and height of the roofs means that the panels will also be virtually invisible from the <br />alley (see photographs). <br />A SolarEdge SE 7.6 kW inverter will be installed inside the house." <br />STAFF DESCRIPTION OF PROPOSED PROJECT: Installation of 20 39" x 77" Mitsubishi 360W solar panels <br />on the southern roof surfaces. According to the attached design schematic, seven panels will be installed on the <br />original roofline, an additional thirteen will be installed on the shed roof (later addition). Additional mechanicals <br />and disconnect box will be installed on the south side of the house. <br />PRESERVATION SPECIALIST REPORT: (Excerpt September 7, 2017) <br />The property is lined with a very tall tree canopy and the southern roof is not visible from the street nor from the <br />rear alley. A garage at the rear of the property blocks most of the view of the rear of the house. <br />STANDARDS AND GUIDELINES: Chapin Park <br />B.
