CALL TO ORDER <br />President Klusczinski called the meeting to order at 7:00 p.m. <br />Members Present: Timothy S. CERTIFICATE OF APPROPRIATENESS <br />1. 1129 Riverside Drive COA#2014-0926 Riverside Drive <br />Representation by Lloyd Ketchum, owner <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: September 26, 2014 <br />Application Number: 2014-0926 <br />Property Location: 1129 Riverside Drive <br />Architectural Style/Date/Architect or Builder: Craftsman/1910/W.W. Schneider <br />Property Owner: Lloyd Ketchum, Jr. <br />Landmark or District Designation: Riverside Drive LHD/Chapin Park NR <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: A 2 '/z storey square plan house set upon a brick foundation. Walls are stucco. There <br />is a large brick enclosed front porch with pediment over entry. Windows are wood double hung 1/1 with wood storms. There is a <br />pediment over 2nd floor center bay windows. There is a 1 '/= storey stucco garage. House and garage roofs have red tile with wide <br />overhangs, decorative wood cornices and frieze with gable bellcast. <br />ALTERATIONS: Garage doors replaced with COA#1997-0606. <br />APPLICATION ITEMS: Remove tile roof, repair build -in rain gutters, and replace roof tile with "metro -ROMAN", which is <br />stone -coated galvanized steel that will appear like the existing roof. *See attached for additional description by owner. <br />DESCRIPTION OF PROPOSED PROJECT: The roofs on both garage and house leak as well as the built in gutter on the house; <br />there is no gutter on the garage. A quote to restore using salvage and in-kind replicated tiles is more than double the proposed. <br />The Metal Roofing Solutions, Inc. product proposed is similar in appearance to the tile, but of a galvanized steel material with a <br />stone coating. The contractor intends to replace any damaged decking, install ice and water shield membrane over decking, <br />remove existing built in gutter, custom fabricate and install a galvanized steel built in gutter that will have EPDM membrane <br />fully adhered to the steel, install Metro Roman Tile Steel Roofing System, install Metro trim flashings, ridge caps, gable rake <br />trim, vent pipe flashings, chimney flashings, and new downspouts. New gutters will be installed on the garage. <br />STANDARDS AND GUIDELINES: <br />II. EXISTING STRUCTURES <br />B. ROOFS ANDROOFING <br />Roof shapes in the district encompass all the various designs found in residential structures: hipped, gable, gambrel, flat, and <br />combinations of these. Roofs are covered with a variety of materials such as asphalt, asbestos, wood and slate shingles as well as <br />clay tiles. Residences in most cases have wood fascias with gutters and downspouts. The fascias of some vinyl or aluminum sided <br />houses are covered with the same material. <br />Required <br />
