I L Existing Conditions of Other Low -Slope Areas. <br />1. The extreme top of the house appears to be an E1PDM membrane. I was not able to <br />access this roof area without special rigging, so I am not sure of its condition. Ilowever, I <br />examined this roof area from the attic and could see no signs of leaking in the recent past. <br />2. The low -slope roof at the one story section at the south-east comer of the house is a fully <br />adhered ENYM membrane. <br />a. The membrane itself appears in serviceable condition. However, there are inadequate <br />mechanical ffisteners securing the insulation board under the membrane. This makes <br />the roof susceptible to wind -lift. <br />b. The counter -flashing at the wall termination is incorrectly installed. <br />11I.Summary of Existing Conditions and Recommendations: <br />Although the current home owner states there are no leaks in the house, I cannot guarantee' there <br />will be no leaking, including water infiltration that is un -noticed, in the future. The current roof <br />is far past its life and requires replacement. Replacement must include removing the cedar <br />shakes under the current slates. The roof new roof will require new 1/2 inch CDX or plywood <br />decking over the existing open slat decking. <br />Because the -utters were incorrectly installed with straps over the existing rooting; material, the <br />tl> 0 <br />gutters will also need replaced with new when the house is re -roofed. <br />0 <br />The serviceable life of the over-all roofing on this house is less than 7 years before <br />significant water infiltration is noticed. Regular maintenance and repair could, however, <br />extend the life of the roof slightly. <br />An estimated cost of replacement of the asbestos tiled areas of the house including re -decking <br />and new gutters is 540,000 to $70,000.
