Based on the Historic Preservation Commission's Local Landmarks Criteria as adopted by the Common Council, the site and <br />structure at 307 South Michigan can be recommended to the Common Council for designation as a Local Historic Landmark by <br />the Historic Preservation Commission of South Bend & St. Joseph County. The criteria are as follows: <br />1. Its embodiment of elements of architectural design, detail, materials or craftsmanship which represent an <br />architectural characteristic or innovation. <br />2. Its suitability for preservation. <br />3. Its identification with the life of a person or persons of historical significance. <br />The building fulfills criteria #1 as a re-repurposed 1900 commercial structure that in 1926 was developed into the Strand Theatre <br />which opened in 1927. The unique two storey terra cotta fagade was installed at this time. The first storey was remodeled in <br />1949 at the same time as the interior was updated, modernized and was re -named The Avon Theatre <br />The building fulfills criteria #2 because of the unique, ornate terra cotta second storey fagade.
