Property Location: 605 Edgewater <br />Architectural Style/Date/Architect or Builder: Dutch Colonial Revival/1920/Whitcomb&Keller <br />Property Owner: Penny and Charles Krug <br />Landmark or District Designation: Edgewater <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This two storey Dutch Colonial has a regular plan and is set upon a brick <br />foundation. The walls are covered with wide aluminum siding. The Gambrel roof has a full shed dormer across the front both <br />with asphalt shingles. There is a full length wood front porch with wood posts, railings and balustrades. The windows are 6/1 <br />double hung, four front windows have shutters, and two center windows of small 6 panes each in the second storey. The storm <br />door is metal with 12 lites. There is a one stall wood garage with clipped gable and swinging double leaf wood doors and a side <br />wood service door with single glass upper pane. <br />ALTERATIONS: The Aluminum siding covers the original wood shingles. The concrete steps were replaced in August 1985, <br />the storm door in October, 1985 Nine windows were replaced with COA 1990-0613. The porch was restored with COA 2004- <br />0604B. The roof is a replacement. <br />APPLICATION ITEMS: Frame in for new overhead door 8' wide by 7' tall. Install new service door. <br />DESCRIPTION OF PROJECT: The Krugs have just finished having the garage straightened and resting on its foundation. <br />They propose to replace the original deteriorating swing doors with a single metal garage door with windows. This door will <br />have raised panels with the windows at the top. This door will have an automatic door opener feature. Please see Lowes sheet. <br />They also propose to replace the deteriorated service wood door with a window with a steel covered wood door with nine lites. <br />C. WINDOWS AND DOORS Edgewater Place Local Historic District Guidebook <br />Window and door frames are in nearly all cases wood. Brick structures have stone sills and brick lintels; masonry block <br />structures have masonry sills and lintels.. In some cases where aluminum siding has been applied window trim has been covered. <br />About half of the structures in the district have aluminum storm windows, the other half wood storm windows. <br />Required <br />Original windows and doors including sash, lintels, sills, shutters, decorative glass, pediments, hoods, and hardware shall be <br />retained or when deteriorated beyond repair, replaced with duplicates of the existing or original. <br />Recommended <br />Wood frame storm windows and doors, painted to match the existing or original, should be used but should not damage existing <br />frames and should be removable in the future. If new sash and doors are used, the existing or original materials , design, and <br />hardware should be used. When metal storm doors are used, they should be painted anodized or coated to match the existing. <br />When awnings are used they should be of canvas material. <br />Prohibited <br />Existing or original doors, windows, and hardware shall not be discarded when they can be restored and re -used in place. New <br />window and door openings which would alter the scale and proportion of the building should not be introduced. Inappropriate <br />new window and door features such as aluminum insulating glass combinations that require the removal of the original windows <br />and doors shall not be installed. <br />Not Recommended <br />Metal, vinyl, or fiberglass awnings, hoods, and fake shutters that would detract from the existing character or appearance of the <br />building should not be used. <br />STAFF RECOMMENDATION: The garage is not shown on the 1932 Assessor's Card, so it may not be original to the house. <br />Preservation Specialist, Steve Szaday has inspected these doors and said that they are very heavy because they have been <br />repaired/reinforced with 2x4s so many times that it has become difficult for the owners who are in their 70s -80s to operate them. <br />Staff has also not been able to identify a garage door manufacturer that can match the existing doors' configuration. Replicas of <br />the doors would have to be custom built. Staff recommends that if the Commission approves the replacement doors that these <br />front garage doors be stored in the rafters of the garage or basement of the house. It is the Preservation Specialist's opinion that <br />if the doors stored in the garage that the rafters would need to be reinforced. <br />Catherine D. Hostetler, <br />Director <br />Prior to the meeting, the applicant submitted additional documentation (proposing the "ReliaBilt <br />8 -ft x 7 -ft Traditional Series Garage Door with Windows") as a preferred replacement option. <br />This was reported by Preservation Specialist, Steve Szaday. Mr. Szaday also relayed that the <br />rafters were reinforced during the structural repair work and conveyed that the applicant was <br />amenable to storing the existing doors there, upon removal. <br />On a motion by Lynn Patrick with a second by Mike Voll to approve application as amended to <br />reflect the conditions above. <br />Vote: 5 — 0 Unanimous. <br />COA#2012-01105A Approved as amended. <br />B.
