Elevator and Fire. Stair Addition: A new elevator and fire stair addition is planned for the west of the <br />building. This new fire -rated stair enclosure will be constructed at the west entry to meet egress <br />requirements and to provide an accessible route to all levels. A new entry vestibule will serve as the <br />- accessible access point into the building at this west location:'; (See proposed plans for more <br />information). <br />Roof: Replacement of the existing low sloped membrane roof with a new white colored TPO <br />adhered roof on the building. New insulation will be installed over the existing wood (south part) and <br />concrete deck (north part). Where required, the deck will be repaired. The building will receive new . <br />flashings as part of the new roofing systems. Roof drains will I be replaced and tied into new drain <br />stacks to be tied -into the storm drainage system. Overflows will be provided. <br />Windows:- The existing exterior window trim is in poor to acceptable condition. The existing sash is <br />in poor. condition and the rehabilitation plan calls for window sash replacement with Marvin sash pack <br />wood replacement system (1 over 1 wood sash double hung units: aluminum clad'exterior and <br />insulated,glazing) within the existing wood frame. The existing wood frame and interior trim would <br />be retained. The existing windows are a 1 over 1 light configuration and the replacement sash is <br />comparable to the existing profiles (sash thickness and vision glass dimension). The existing <br />exterior wood trim will be repaired, scraped and repainted with an oil based primer" and 2 coats of a - <br />ry =high performance latex paint (such as Sherwin Williams °Duration"- label)._._ We believe that this <br />approach allows for the elimination of the unsightly exterior storm units while maintaining existing <br />double hung window profiles: This will also provide energy, efficiiency," ease of operation at a <br />reasonable price. - Exterior sills will be repaired or replaced as necessary <br />Lintels: Steel lintels over windows will be repaired and repainted.: If damaged beyond repair, steel_.:: <br />lintels will be replaced as required. <br />Window Bay Roofs and Sills. The projecting window bay metalroofs will be- repaired, re -flashed and <br />_ replaced if required and repainted. Stone sills will be repaired and pointed as needed <br />Doors: Existing exterior wood door units are in fair to poor si t ape:_and-may have to be r6olaced.:}:: =- <br />Presently these doors are covered with an OSB panel for�security" and -do not -allow for a -complete <br />evaluation of the condition of the door panel and construction The south" "entrance door has an <br />oversized, full light. -.The west door is a half light (9 over 9 divided light configuration) with arched. <br />transom. Ideally the existing doors can be repaired, but if replaced, we would propose retaining the <br />--existing frame and replace the panel with a new unit Inwood or. aluminum, compatible with the, <br />original style. <br />Masonry:. Existing brick is in fair to good shape. The building has 3 types of brick: hard fired <br />ironspot on the main facades (east and south) with thin "bufferjoints". The face brick on the south <br />and east sides1s:hard fired and laid with a thin mortar joints;:approximately3/16 #o -'/"thick. _This - - <br />Will make repair more challenging. --The remainder of the brick Is'a softer_common:brick, but has <br />standard thickness mortar joints (3/8" +/-).The west fagade reveals two types of common brick <br />(original building and addition). The building is proposed to receive selective tuck -pointing, and <br />=: selective repair to limestone. trim as required.
