Historic Preservations Commission of South Bend & St. Joseph County <br />125 South Lafayette Blvd. <br />South Bend, IN 46601 <br />Re: Application for Certificate of Appropriateness <br />forthe <br />Rushton Apartments <br />501 West Washington Street <br />South Bend, IN 46601 <br />Historic Preservation Commission Members: <br />The following is a description of the scope of work proposed for the exterior of the Historic Rushton <br />Apartment Building: <br />Project Summary: <br />This project will entail the rehabilitation of the Rushton Apartment building located at 501 West <br />Washington, South Bend, Indiana. The building was constructed in 1906 as a four-story apartment <br />building with basement. It featured approximately 30 apartments with a common eating area in the <br />lower level dining room. The proposed unit count for the rehabilitation is 23 apartments. The <br />building is approximately 22,262 square feet in total and has a height of four stories and a basement. <br />The exterior of the existing building will not be significantly modified except to accommodate access <br />to and egress from the building as required by the building code (new entry vestibule, fire exit stair <br />and hydraulic elevator). The existing south and east entrances will be retained. No new openings <br />are planned in the south and east fagade. North and west facades may have minor changes such as <br />laundry vent penetrations. The stair, elevator and entry addition is on a secondary elevation of the <br />building, the west fagade. Since all 3 other elevations are essentially rehabilitated without any major <br />change, significant historic character defining features of the project will be retained. Mechanical <br />units (AC condensers and rooftop units for common spaces) will be placed on the roof. Other - <br />ventilation systems, where possible, will be designed with roof for exhaust or intake, not side-wall - <br />penetrations. <br />Proposed exterior work is as follows: <br />Demolition: Selective demolition is proposed at the west facade to provide the new west elevator, <br />entrance and stair tower addition. Other than this west addition, no new window or door openings <br />are proposed as part of this project. Demolition includes the removal of the existing metal fire <br />escape on the west fagade. <br />Site: The building site is minimal and essentially a zero lot line building. The structure is situated at <br />the northwest corner of the intersection of Washington and William Street: Street curbs and walks <br />disturbed by construction of new site utilities will be replaced.
