Wayne Street LHD <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This is a two storey frame Colonial Revival home with a rectangular <br />plan, flared gable asphalt shingle roof with three gable inset dormers at the front. The porch roof extended from the <br />main roof supported by square box columns with mold trim as capital. There is a central entry with sidelights. There is <br />a two car garage wing with molded trim cornice, wood balustrade on the flat roof. <br />ALTERATIONS: Enclosed arched area at rear garage was noted on survey card. Raised deck added in rear of house <br />off of rear arched porch. Removal of 4 non -conforming pine trees in front of house and 1 deciduous tree in tree lawn <br />approved by Commission September, 15, 2008. Addition of rear bay area on second storey approved by Commission <br />in November 17, 2008. The rear entry porch was removed during kitchen renovation and replaced with a dining area <br />and mud room approved with COA 2009-0505. Three new fences were installed along the rear and side yards of the <br />property along with a round window in the north addition with COA 2011-0606 <br />APPLICATION ITEMS: Second floor home office. Addition above existing attached 2 car garage. Replace <br />existing concrete driveway with new concrete driveway in same configuration. Pending pricing, replace existing <br />asphalt shingles of entire roof with Timberline Prestique 30 <br />DESCRIPTION OF PROPOSED PROJECT: In-kind replacement of the deteriorated concrete driveway with new <br />concrete driveway. In kind replacement of roof asphalt shingles with Timberline Presique 30 dimensional asphalt <br />shingles. <br />The homeowners wish to construct a home office space by adding a storey to the flat roofed attached garage. See <br />drawings #1-2. The additions roof line will mirror that of the main house except it will utilize brackets rather than <br />columns for support. The brackets will reflect the design of those used in the rear second storey bay area. The siding, <br />trim, shutters and window features will match those existing on the main house. There will also be a shed dormer with <br />three nine light casement windows in the rear of the proposed addition. See product information. They also propose to <br />add a railing system above the rear addition to the main house. See A1.1 elevations for all details. <br />STANDARDS AND GUIDELINES: <br />III. NEW CONSTRUCTION <br />New construction includes any new building or structure constructed within the boundaries of the historic district, or <br />any new addition to an existing building. New construction should be designed considering the appearance of the other <br />buildings in the neighborhood. <br />
