PROJECT <br />DESCRIPTION <br />fflol Jam sCW& r �hi�ts <br />MORRIS PERFORMING ARTS CENTER DATE: April 4, 2011 <br />ENTRY DOOR AND WINDOW REPLACEMENT <br />211 North Michigan Street <br />South Bend, Indiana 46601 <br />The Morris Performing Arts Center (PAC) is seeking approval for a Certificate of Appropriateness, <br />in order to proceed with much needed work on the entry doors and windows located on the east <br />facade of the building. <br />Entry Doors <br />The Morris PAC would like to replace the existing wood entry doors as these doors require continual <br />maintenance just to remain functional and secure. Through this continual maintenance, it has been <br />discovered that the doors are warping, sagging and shrinking, frames are deteriorating, fasteners are <br />have stripped the wood within the doors and frames, and weatherstripping is no longer closing the <br />gaps. It also should be noted that several ofthese doors were replaced approximately 10 years ago, <br />during the renovations to the Palais Royale. The Morris PAC recognizes that the existing entry doors <br />are no longer reliable in being functional, secure and weather- tight. <br />The Moms PAC and James Childs Architects propose the installation of aluminum doors and frames, <br />along with restoration of the existing painted woodwork. We propose that the existing woodwork <br />be removed, inventoried and restored. Restoration of this woodwork would include removing old <br />paint, repairing or replicating damaged wood, priming and finish painting. The new aluminum doors <br />and frames would be installed into the existing openings, and the restored woodwork would be re- <br />installed in the appropriate locations. The work at the transoms will be treated as part of the window <br />work, listed below. <br />Aluminum doors and frames were chosen for their proven durability in exterior environments, cost <br />effectiveness, and wide variety of finish options. In a great civic space such as the Morris PAC, an <br />ideal material would be bronze or brass, but at 4 times the price of aluminum, it was felt that it was <br />not cost effective. Wood was not considered as a viable option due to the current problems being <br />encountered. <br />Windows <br />The Morris PAC would also like to renovate the existing wood windows on the upper floors. The <br />existing wood windows are in poor condition at the exterior, with patches of deteriorated wood and <br />paint failure at nearly every location. Additionally, the sashes contain single pane glass which puts <br />a strain on the Morris' operation budget through increased heating/cooling costs and fading of the <br />historic curtains. <br />
