Andres and Monroe pointed to <br />locations where the windows are drafty, paint is peeling, and where interior and exterior sills <br />are water damaged Hartz also pointed out the fading of the 10 year old curtains. <br />6. The lower, center sash of the middle window has been retrofit as an operable window (to <br />access the marquee), badly damaging the frame and trim around it in the process. Andres <br />expressed an interest in having an operable, accessible sash at each of the three large center <br />windows. Andres noted that operable sashes are located about 10' above the floor, but are <br />kept closed. He would prefer that these become fixed windows in the replacement. <br />7. Attendees were invited to look at the windows of the Palais Royale. The windows in this <br />building were renovated byrestoring the existingwindow framing and installing new sashes. <br />The new sashes are painted wood and hold 1" insulated glass units. Monroe provided Hartz <br />with a sample of the insulated glass for reference. <br />8. Hostetler noted that the original C of A for the renovation of the Palais Royale also included <br />the east windows of the Morris PAC. - While this C of A is no longer valid, she felt that the <br />Commission members would not have any issues if the same type of renovation were to take <br />place (restoration of the fiaming and new wood sashes). <br />9. Hartz asked what latitude the HPC would allow with regards to changes in materials. <br />a. Hartz noted that the original wood doors, and even the replacement wood doors, are <br />failing and are a continual maintenance issue for the Morris PAC: Hartz noted that <br />the door and frame detailing are simple and could easily be replicated in a material <br />such as aluminum. Hostetler indicated that the HPC members would probably be <br />open to considering a change in material, as long as it is similar in appearance to the <br />existing and reduces maintenance. <br />b. Hartz asked about the materials of new windows and/or sashes. All agreed that the <br />decorative columns applied to the frames be restored or replicated In Doolittle's <br />opinion, aluminum storefront, aluminum -clad wood and vinyl would not be <br />acceptable with the HPC. Doolittle indicated that the HPC was not familiar with <br />fiberglass, but would consider it if a sample and more information could be reviewed. <br />Wood, either new or restored, would likely be approved since it was approved <br />previously. <br />C. With regards to glazing types, the HPC would be concerned with coatings which <br />might be reflective. Any tints or darkening would be at the discretion of the Morris <br />PAC. <br />
