ALTERATIONS: The house has aluminum siding and storm doors. The rear 14x16 addition <br />was added in 1959 as a screened in porch. The garage was moved further away from the house in • <br />January, 1959. The house was re -roofed in April, 2002 with COA#2002-0405. <br />APPLICATION ITEMS: Replace existing single pane aluminum windows with Marvin <br />thermo-pane aluminum clad wood double hung windows. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowners wish to completely remove <br />the 20 original single pane aluminum window -storm window system in the body of the house and <br />replace with Marvin thermo-pane aluminum clad wood double hung windows replicating the 2/2 <br />muntin pattern. The wood aluminum clad windows have a wider frame and will reduce the light <br />by 2 1/8 inches. In discussions with Mr. Derbin of Riverside Construction the original window <br />system is composed of an inexpensive aluminum that has very little or no insulating value so the <br />window frames become very cold the winter and very hot in the summer. <br />STANDARDS AND GUIDELINES: East Wavne Street: <br />C. WINDOWS AND DOORS <br />Window and door frames are of wood or steel (some casements) or in the case of brick structures, <br />stone sills and brick lintels. Where metal or vinyl siding has been applied, window trim has been <br />covered. Storm windows are of wood or aluminum. <br />Required <br />Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative <br />glass, pediments, hoods, and hardware. When deteriorated beyond repair, they shall be replaced <br />with units and trim resembling the original. <br />Recommended <br />Wood frame storm windows and doors painted to match the original should be used but should • <br />not damage existing frames. If new sashes or doors are installed, the existing or original <br />materials, design, and hardware should be used. When metal storm doors are used, they should be <br />painted, anodized or coated to match the existing. When awnings are used they should be of <br />canvas material. <br />Prohibited <br />Original doors, windows and hardware shall not be discarded when they can be restored and re- <br />used in place. New window and door openings which would alter the scale and proportion of the <br />building shall not be introduced. Inappropriate new window and door features such as aluminum <br />insulating glass combinations that require removal of the original windows and doors shall not be <br />installed. <br />Not Recommended <br />Awnings, hoods, and fake shutters made of metal, vinyl, or fiberglass should not be used if they <br />would detract from the existing character or appearance of the building. <br />STAFF RECOMMENDATION: This project poses some issues as the Staff has never seen a <br />window system quite like this one. The window frames are very narrow and therefore sash light <br />is large. Clearly the proposed double hung windows will alter the look of the house by reducing <br />the size of the sash light and increasing the size of the frame. Interior storms would not alleviate <br />the temperature/moisture/leaking problems with the frames. "Sash Packs" are not an option since <br />there would be no compatible frames to insert them into. The installation of Casement Windows <br />which have a narrower frame would alter the look of the house as well; and may increase the <br />number of windows in each opening to two. The Office called HOPE'S Steel Windows for an <br />estimate for a 36" x 56" steel frame window in their residential Landmark Series and was given <br />the estimate of $3,500.00 per frame per window excluding the cost of the double pane glass. That • <br />would give the base cost of this window replacement project at $70,000.00 excluding the cost of <br />2 <br />
