DONAT'S CONSTRUCTION PROPOSAL AND <br />55800 Elder Road • Mishawaka, IN 46545 • (574) 259-8145 <br />Siding, Roofing, Remodeling & Insurance Work ACCEPTANCE <br />will be inspected and repaired as necessary. If necessary the floor will be filled and <br />sanded and prepared for stain or paint. <br />Exterior: <br />Remove all of the existing aluminum vertical soffit and aluminum siding from the porch. <br />The removal of the vertical soffit will expose the original wood fascia. The fascia will be <br />inspected and repaired as necessary and prepared for paint. At this time the decorative <br />ends of the ceiling joists will be inspected. If there are any that are damaged or to rotten to <br />be repaired the entire ceiling joist will be replaced and will have the same decorative end <br />cut into it so that it will match the existing joists. The removal of the aluminum siding <br />will expose the existing cedar shake siding which will also be removed. After the cedar <br />shake siding has been removed the structural integrity of the knee walls and the support <br />system for the roof will then be checked. If the support system is not adequate the <br />necessary steps will be taken to allow for the roof system and the porch to stand. At this <br />time, the foundation will also be inspected, if there is not adequate support under the <br />columns in the form of concrete there will be 3'x3'x3' concrete support pads installed <br />under both of the columns to distribute and disperse the weight of the roof system from <br />the columns correctly. If this step is necessary there will be temporary supports installed <br />to support the roof system. <br />After the structural inspections have been completed construction of the porch <br />will begin. If it is necessary, the knee walls will be rebuilt around the entire porch except <br />for the south end which will be open in the center to allow for a staircase. The staircase <br />will be made out of treated lumber with decorative colonial newel posts and handrail. The <br />stair system will be painted to match the rest of the porch. The top of the knee wall will <br />be finished with a treated 2x12 ( or smaller) board which will be painted to match the rest <br />of the porch. At this point there will be a temporary support system installed that will <br />hold the roof in place and the outside corners that support the roof system will be <br />removed. Instead of taking the cedar shakes all the way to the roof system the way it was <br />originally done there will be decorative composite columns installed that will span <br />between the bottom of the roof system and the top of the knee wall. The outside corners <br />of the knee wall will be designed so that they will support the weight of the roof system <br />and distribute that load down to the foundation. After the columns have been installed <br />and fastened into place the temporary support system will be removed. The knee wall will <br />then be covered with cedar shakes from the ground up to the bottom of 2x12 that is <br />resting on top of the knee wall. There will be V4" decorative cove that will be installed <br />where the cedar shakes terminate into the bottom of the 2x12 on the knee wall. The <br />necessary steps will then be taken to prepare the shakes for paint and will be painted to <br />match the rest of the house. <br />All material is guaranteed to be as specified. All work to be completed in a workmanlike manner according to standard practices. <br />Any alteration or deviation from the above specifications involving extra costs will be done only upon a written change order. The costs will become an extra charge over and above the estimate. <br />This is to include but is not limited to hidden damages that are uncovered during the course of the job and additional work required by local building inspectors. <br />All elements of this agreement are contingent upon strikes, accidents or delays beyond our control. The estimate does not include material price increases or additional labor and materials whi <br />may be required should unforeseeable problems arise. Tr <br />You, the buyer, may cancel this transaction at any time prior to midnight of the third business day after the date of this transaction. Cancellation must be done in writing. <br />Acceptance of Proposal - The above prices, specifications and <br />conditions are satisfactory and are hereby accepted.
