The original porch was <br />an open air porch that was supported on the,outside corners by brick columns. There was <br />a brick knee wall that surrounded the whole porch except on the south end (driveway <br />side) which was open to allow for a stair case. We'have evidence of all this from an <br />original picture in the.form of a postcard that was provided by the home owner. At some <br />point in time the brick support columns have been removed and have been replaced with <br />2x4 lumber outside corners (similar to what would be on a typical lumber framed wall). <br />The brick knee wall has also been removed and replaced by a wooded frame knee wall. <br />All of the lumber was then covered with cedar shake shingles. At some point after that <br />the porch was then closed off completely with windows and doors and then covered with <br />aluminum siding and vertical soffit. The inside was finished with drywall and plaster <br />which is now the current state of the porch. The homeowner would like to return the <br />porch to its cedar shake shingle state with a few small changes. <br />Interior: <br />Remove all of the drywall and insulation. The original ceiling is on top of the ceiling <br />joists and it is porch ceiling bead board. With the removal of the drywall the original <br />ceiling joists and the bead board ceiling will be exposed. The structural integrity will be <br />checked at this time, any rotten wood will be fixed and replaced as needed. With that the <br />ceiling joists and bead board will the be cleaned up, patched, sanded and will be ready to <br />paint. The wall of the house that is now inside of the porch will be cleaned up at this time <br />a prepared for finishing. There is a 4" concrete pad that has been poured over the original <br />pine tongue and groove floor. The Concrete will be removed and the original floor system <br />All material is guaranteed to be as specified. All work to be completed in a workmanlike manner according to standard practices. <br />Any alteration or deviation from the above specifications involving extra costs will be done only upon a written change order. The costs will become an extra charge over and above the estimate. <br />This is to include but is not limited to hidden damages that are uncovered during the course of the job and additional work required by local building inspectors. <br />All elements of this agreement are contingent upon strikes, accidents or delays beyond our control. The estimate does not Include material price increases or additional labor and materials which <br />n—�equired should unforeseeable problems arise. <br />Y-111111111111buyer, may cancel this transaction at any time prior to midnight of the third business day after the date of this transaction. Cancellation must be done in writing. <br />Acceptance of Proposal - The above prices, specifications and <br />conditions are satisfactory and are hereby accepted.
