1995-0915 — Reconstruction of stone retaining walls, re -using original stone material. <br />1995-1102 — In-kind replacement of nailer blocking and cove moulding at second story plant <br />boxes. <br />2001-0515 — Replace existing slate on lower section of NW roof with Majestic Slate, a synthetic <br />material designed to look like slate. Install ice shield and flashing as needed. <br />2002-0708 — Removal of rotten ancillary building (potting shed), and extension of cypress fence <br />in its place. <br />2004-0501— Essentially a re -issue of the C of A above, as work was not completed at the time <br />(07/08/2002). <br />APPLICATION ITEMS: <br />Replacing broken slate roof with new composite slate and ice and water shield on east side lower <br />level. In 2001, replaced lower level on west side (with same product). Will now match. <br />DESCRIPTION OF PROPOSED PROJECT: <br />Extant red slate tiles will be removed from the east side of the lower roof, with the intent of <br />replacing said slate with Majestic Eco Star Synthetic Slate. The contractor will first install <br />appropriate ice and water shield and then install the faux slate tiles. The tiles are 10'x18', and are <br />"Stone Red" in color. <br />STANDARDS AND GUIDELINES: <br />(b2) Rehabilitation <br />Maintaining the existing character of the District, and whenever possible returning it to its <br />original condition. Any rehabilitation would not require the removal of all non -original materials <br />but would encourage the removal of all such materials which are incompatible with the defined <br />elements of preservation for the District. The design of new construction or alteration would not <br />require the duplication of the original design and construction, but should be compatible with the <br />existing structures and the District's defined elements of preservation. The use of original <br />materials or construction techniques would be encouraged, but contemporary methods and <br />materials would be acceptable when compatible. <br />The existing shape and materials of the roof shall be retained. All architectural features which <br />give the roof its essential character shall be retained, including dormer windows, cupolas, <br />cornices, brackets, chimneys, cresting and weather vanes. <br />Recommended <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular <br />effort should be made to retain materials such as slate, tile, and other unique materials not <br />commonly found in new construction. Roof covering which is deteriorated beyond repair <br />should be replaced with new material that matches as closely as possible the original in <br />composition, size, shape, color and texture. Gutters and downspouts are often a necessary <br />adjunct in order to prevent deterioration of the structure; they should be maintained whenever <br />possible or replaced with a style comparable and suitable to the architectural period. <br />STAFF RECOMMENDATION: <br />Staff recommends approval. The faux slate material replicates the original slate in size, <br />application and appearance. Additionally, there is precedent for this product already on this <br />particular structure. <br />Motion to approve: <br />12 <br />
