PROPOSED REVISION: Please refer to highlighted sections.on page]. Bill Lamie architect <br />and the homeowners propose to change the approved flat roof with the diamond patterned railing <br />to a single sloping roof (approx. 3/12). It will be covered with asphalt shingles to match the house <br />and garage. This change will necessitate the removal of the existing second floor door and its <br />replacement with a Marvin Brand Clad- Ultimate wood double hung window to match existing <br />windows. Shutters will match style of current. The door is hoped to be re -used on the garage. <br />STANDARDS AND GUIDELINES: <br />Standards and guidelines most relevant to the application being considered appear in bold <br />italics. <br />III. NEW CONSTRUCTION <br />A. HEIGHT AND PROPORTION <br />Required <br />The height of a new structure and its height -to -width proportions shall be consistent with adjacent <br />buildings in the district. The building height shall be no greater than that of the tallest existing <br />structure and no less than that of the lowest existing structure of the same type in the same block. <br />Facade proportions shall be established by permitting no structure with a facade wider or <br />narrower than those existing in the same block. Additions to existing buildings shall be related <br />in height and proportion to the existing structure. <br />Recommended <br />Contemporary designs should be compatible in character and mood to the building or <br />neighborhood. <br />B. BUILDING MATERIALS <br />Required <br />Exterior materials used on a new structure shall be compatible in scale, texture and color with <br />adjacent <br />structures. Materials used on an addition to all existing structure shall relate to the existing or <br />original <br />materials of that structure. As much of the original structure as possible shall be retained so that <br />the addition could be removed without damage to the basic structure and appearance of the <br />building. <br />D. ENTRANCES, PORCHES AND STEPS <br />Most houses in the district have small open porches at the main entrance. Stoops and small patios <br />also are in evidence. Of those porches that have roofs, many have either hip or gable roofs or <br />are covered by the main roof of the house. Columned porticos, porches with broken pediments or <br />turrets, and other porch forms characteristic of the Period Revival styles are also found in the <br />district. <br />STAFF RECOMMENDATION: <br />Staff recommends approval of this revision to COA 2009- 0601B. The revision of the <br />roof line on the rear of the addition is compliant with the standards and guidelines of the <br />E. Wayne District. Existing materials and motifs will be replicated. The original door is <br />hoped to be reused. The change from the current door (15 glass pane door with shutters 3 /a <br />of the door's length) to a window will not be too conspicuous from the street. <br />Also, in discussions with Bill Lamie the original stone will be re -used as facing along the <br />water table on the North Elevation as is shown on the current drawing for the West <br />Elevation. The current drawing of the North Elevation incorrectly shows siding. <br />
