APPLICATION ITEMS: <br />Refurbish/restore /retrofit existing window sashes in guestroom I and II on second floor as <br />described in annex. (See also previous restoration in 2008.) Old glasses will be stored in <br />basement. <br />DISCRIPTION OF PROPOSED PROJECT: <br />The homeowner has engaged Replacement Systems International Ltd. who proposes to <br />Refurbish/Restore/Retrofit existing window sashes as follows: <br />1. Remove the sashes from the frames and label /mark for identification. 2. Pickup of sashes <br />only from the job site and deliver the sashes to our shop. Redeliver to job site and reinstall sashes <br />into the original frames. 3. Remove the existing putty and glass from the sashes. 4. Strip the <br />paint from the sashes. Where caustic chemical strippers are used properly neutralize the wood <br />prior to painting or epoxy reconsolidation to a litmus Ph of 5 -8.5. 5. Restore the sash with two <br />part epoxy wood consolidants as necessary and in accordance with specifications and the U.S. <br />Department of Interior Guidelines. 6. Custom mill new window members /profiles to match <br />existing where needed. 7. Route sash pockets as required and re -glaze with new sealed insulated <br />glass (dual sealed). Prime /seal glass pocket before installing insulated glass. Set glass with <br />beveled wood stops. 8. Weather strip the operating sashes at the perimeter and meeting rails <br />with integral woven pile weatherstripping for maximum air tightness and durability. 9. Install <br />new Samson Red Spot sash cords and furnish additional sash weight ballast to balance additional <br />weight on the insulated glass. 10. Refurbish pulleys/hardware. 11. Prime and finish paint all <br />stripped, restored or new wood. <br />12. Use Resorcinol or Urethane waterproof exterior glue in all exterior joinery where exterior <br />glues are required. Sash Restoration and Retrofit of six double hung windows on the second <br />floor. Four windows are to be retrofitted with dual pane sealed insulated glass and two windows <br />are to be fitted with Mon -Ray High Performance secondary glazing storm windows in lieu of <br />sealed insulated glass. Upper sashes are to have arch top or half round top glass to match the <br />existing prime window glass. All lower sashes in the six 97" high windows are to be glazed with <br />TEMPERED GLASS to meet safety code. All upper sashes are to have brass pole sockets. <br />The windows are located on the southwest and northwest fagade of the house; the Mon -Ray <br />storms are an interior application that will not be visible from the exterior. <br />(See photographs # 2-4) <br />STANDARDS AND GUIDELINES: <br />CHAPIN PARK STANDARDS AND GUIDELINES: C. Windows and Doors Required: <br />Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative <br />glass, pediments, hoods and hardware. When deteriorated beyond repair, they shall be replaced <br />with units and trim resembling the original. <br />GROUP B LANDMARK STANDARDS: b. Treatment: Treatment shall be defined as any <br />change of surface materials that will not alter the style or original form. Such improvements <br />include re roofing, glazing or landscaping lawns and may involve a change that can potentially <br />enhance or detract from the character of the landmark... <br />STAFF RECOMMENDATION: Staff recommends approval. The project is in conformance to <br />the standards and guidelines for Chapin Park and for Landmarks. Replacement Systems <br />International, Ltd. has restored/retrofitted the first floor bay windows and windows in the second <br />floor master bedroom and bath in 2008. <br />E <br />
