casement windows in pairs with transoms in segmented arches at the first level all with <br />stone sills. The side and back entry have copper awnings. The site is formally <br />landscaped in the front and terraced in the rear. The house is connected to a three car <br />garage by a one storey enclosed breeze way with a steep hip roof and in the style of the <br />house. <br />ALTERATIONS: The breeze way was enclosed after 1943 and the door -window <br />combination on the west side was added. The swimming pool was installed at a later <br />date. <br />APLICATION ITEMS: To build a 15 foot by 19.5 foot addition to the southeast corner <br />of the existing house. The foundation will be concrete covered with stucco to match the <br />existing house. The exterior walls will be 2'x6' with stucco painted white to match <br />existing house. Corners will have stone quoins to match existing corners. The roof will <br />have curved copper mansard to blend with existing roofs over east and south doors. The <br />low sloped on top, not visible from the ground will have a membrane roof. The gutters <br />will be half round copper to match existing. The east window will match the three sash <br />arched casement kitchen window. <br />The existing east kitchen window will be lowered 9-1/2", head height will more in line <br />with the other windows. The window will be extended out 7" to provide a wider ledge on <br />the interior. The extension will be white stucco with a curved copper roof blending with <br />the roofs over the doors. Three existing windows that are on the south side of the kitchen <br />and east side of the breezeway were added or changed at some time do not match the <br />windows in the rest of the house. We will use two.new windows, one on the south side <br />of the addition and one on the existing west side of the breezeway that a two sash wide <br />ISI that match the windows on the east side. The new windows will be more like the rest of <br />the windows. <br />The existing south wall of the kitchen will be removed and supported by a steel beam and <br />the east wall of the existing breezeway will be partly removed. This will open the <br />kitchen and breezeway to the new breakfast area. Please see two sets of drawings <br />submitted depicting before and after the proposed addition and the photographs. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner has engaged Martin <br />Brothers Contracting of Goshen to construct an addition to the rear of the home and to <br />add a bay -type feature to an east kitchen window. All of the exterior materials will <br />duplicate the original Indiana limestone, smooth white stucco and copper features of the <br />house. The windows will be custom made Marvin wood windows painted to match. The <br />addition will be on the east side of the house and breezeway and will require the removal <br />of the original slate roof on the east side and its replacement with a mansard roof with <br />copper features that will resemble the copper awnings over the side and back doorways. <br />The west side of the original breezeway will have an additional window installed to allow <br />for natural lighting of the interior stairs. There will be no other changes to the west side <br />of the breezeway. There will be a modification of the east kitchen window to be lowered <br />9.5 inches and extended out seven inches creating a bay feature that will have a stucco <br />surface and a copper roof. The original window will be re -used. <br />STANDARDS AND GUIDELINES: Reading was waived by President Klusczinski. <br />STAFF RECOMMENDATION: Staff recommends approval of these application items. <br />The projects proposed are in keeping with the standards adopted by the East Wayne Street <br />District in both style and materials. The addition will not be noticeable from the street and <br />will impact the east side of the breezeway which already has had modifications. The changes <br />19 <br />
