1 <br />• While masonry repairs and restoration has occurred over a period of time on this <br />building, there remains some areas requiring restoration and repair to the <br />masonry fagade. This is intended to be picked up and completed as part of this <br />overall construction package. Restoration will include removal of deteriorated <br />brick units, patching and repair of limestone base and opening surrounds, and <br />repair deteriorated coping. <br />• The coating system currently on the limestone material is going to be removed <br />and a new coating system installed with a color selection more appropriate for <br />the original limestone material. <br />• The sloped shingled roof areas visually show deflection two ways in the roof <br />planes; this is a result of the precast deck panels deflecting. The shingles will be <br />removed; a light -weight structural overbuild will be installed to straighten and <br />provide a uniform deck surface for installation for synthetic slate shingles <br />replicating the original slate. <br />• The copper flashings gutter and downspout system is going to be replaced with <br />the roof work. <br />This exterior restoration and renovation is part of renovating the building to provide weather <br />tightness and energy conservation as well as permitting building occupants to naturally ventilate <br />the classrooms and other educational spaces of the building. <br />The site renovation and construction work includes providing a parking lot, a visitor drive parking <br />area, an enclosed playground for the Pre-school and First Grade students, and an improved <br />separation of vehicular, bus and pedestrian traffic on the building site. Key points to this <br />renovation include: <br />Visitor drive parking area in the current north lawn area of the building. The drive <br />is situated approximately half way between the street right-of-way and the main <br />entry door to the building. This will return the original main entrance on the north <br />elevation as the main entrance to the building in lieu of the currently used <br />northwest entry door as the school entrance. Refer to the rendering included <br />with the submittal package. <br />There are approximately 3-4 trees in the north lawn area that have reached their <br />life cycle and/or have shown deterioration/disease and short life span remaining. <br />Some of these trees have been identified to the School district for <br />removal/replacement by the city forester. These trees are going to be removed <br />and replaced with in-kind trees appropriate for this climate and to enhance the <br />elevation of the building by providing appealing sightlines from the right-of-way. <br />This information is contained on drawing Sheet C-2.0 of the Construction <br />Drawing set. Additionally, two pine trees, on a building corner, have severely <br />overgrown the front elevation of the building and have covered some <br />architectural detailing. We plan to have those trees removed and will return a <br />detailed birdhouse, which is visually obstructed in the current condition of the <br />trees, along with the limestone panels and reliefs to full view from the Donmoyer <br />Avenue. <br />The concrete walk and steps currently leading from the north entry down to <br />Donmoyer Avenue are going to be removed. The walk will be re -configured to <br />meet current handicap standards and provide access entry for visitors to the <br />building utilizing the new front parking area. This will return the original front <br />doors of the building to active use. <br />The existing stone -walled courtyard along the front elevation will be retained in <br />place. Repairs will be made where necessary replicating the original stone <br />construction. <br />The existing stone courtyard on the east elevation of the current building will be <br />retained including the stone arch and iron gates. A portion of this courtyard will <br />be utilized for a building generator location and transformer location; however <br />they will not be impacting the stone wall as viewed from the Fellows Street right- <br />of-way. <br />HEBARD & HEBARD ARCHITECTS, INC. 107 N.
