Lafayette Boulevard <br />South Bend, IN. 46601 <br />RE: Project Description Brief <br />Addition and Renovations to Monroe School Building <br />South Bend, Indiana <br />Commission Members: <br />An addition to and renovation of the Monroe School Building is planned. The renovation work will <br />include interior and exterior building and site improvements. This is contained in detail on the <br />Construction Drawings submitted with the Certificate of Appropriateness application. <br />The addition is approximately 17,500 SF and will create an enclosed circulation flow for the main <br />floor level. This addition will abut the south elevation of the 1942 classroom addition and the east <br />elevation of the 1959 building addition. The exterior fagade of the new addition will include design <br />elements of the original 1930 building such as: <br />• Parallel tall walls on two of the elevations topped with a gable profile at steep <br />pitch replicating the original north facade of the 1930 building. <br />• Steep pitched roofs covered with synthetic slate shingles replicating the original <br />building steep roof areas. <br />• Masonry detailing on the exterior facade reflecting the original building design <br />elements. <br />• Masonry materials and colors to compliment the original building. <br />The addition is designed to compliment and maintain the architectural character and style of the <br />original school building construction. The addition will maintain a discernable break to distinguish <br />the different eras of construction. <br />The building exterior/fagade renovation work includes fenestration replacement, entrance system <br />replacement, masonry restoration and repairs, and roof and gutter drainage system replacement. <br />In detail this work is as follows: <br />Replacement of the windows on the main and second levels of the building with <br />thermally broken window units with insulated glass. The site lines and window <br />profiles replicate the steel sash windows of the 1930 building. <br />The lead caming pattern will be retained with the new window installations and <br />where the caming pattern has been removed from the original design, it will be <br />returned in the original diamond pattern for the project. <br />Wood doors are being replaced with aluminum entry doors to update the building <br />egress requirements, but configured to match the original door assembly <br />appearance <br />1120 $ HEM ARCHITECTS, INC 107 N.
