s_
Zeiger: So that won't be developed.
Davey: That won't be developed.
Zeiger: But this could be developed here at some point. I'll admit that it's going to face south. I
just assumed that you'd orient it to the main road which is Gumwood, rather than a side road
which may or may not be a road when this gets developed.
Davey: In talking to the City, they're going to allow us to use that access road.
Zeiger: Right. My question though is that I still think that it's going to look weird with the house
sitting sideways to Gumwood which is the main road. It's going to look like it's sitting sideways.
This just feels like a lane or a driveway and not a road. In my head, I had the house facing
towards Gumwood so I thought that then outbuildings would be on the west property line so then
you could come back behind there with a garage for cars or whatever.
Davey: You know, I don't know that we've given that enough thought. The one thing that I'd say
is that the house is long and narrow and the more we position it that way, the closer that we get to
Gumwood. The intent was to keep it as far away from Gumwood as we could.
Zeiger: Sure you want to do that, right I mean we don't want to have this situation all over again.
Davey: The east side of the house is very attractive, there's a bay window there and all.
Zeiger: Sure, I think though that it's just going to look sideways. People are going to drive by
and think why they put it sideways. Especially if this gets developed and it faces Gumwood.
This house is going to be sitting sideways to that and to Gumwood.
Davey: Mm-hmm, good point. But you're looking at a shopping center no matter...
Zeiger: But at least it's the main street. At least the house is oriented from the front to the main
street. 23 has always been the main drag, even in pioneer times obviously. But what we're here
for tonight is to allow the move. I had a question about final site plans. I guess it's for counsel,
my question is whether we can approve a move with the ability to review the final site plans. At
least you know you can move forward with your sale, you can move forward with that and we
don't hold that up but we have a final site plan so that we know where the house is sited and
where the outbuildings are sited. My preference, from historic preservation standpoint, is I think
that the house should face the main road. I understand the intent because it faces south now, but I
think that over time though you're going to think that its now sideways on that lot. You're going
to go, hmm, that seems interesting. So that was my concern that we see a site plan to see how it
lays out. It may not work the other way.
Davey: I think that we'd be open to doing that.
Zeiger: At least we could see what it looked like and we'd be thinking ahead especially related to
how this is going to look in the future. There's enough depth there I think, that you can site the
house, give it space, lose another lane here in front, and leave room for a garage which I'm sure
they'll want back there.
Davey: And we do have a neighbor just to the west of that property and he fronts and looks south
as well.
Zeiger: Right. Well, and that's why we'd want a site plan. This is a lot of conjecture. I don't, I
mean, I'm not opposed to the move, I'm just cautious about how it's oriented long term and what
that looks like.
Davey: We're probably about 4-5 months out from that, so I don't think that's a problem.
Zeiger: You can even stake it out and see what it looks like.
Chase: I agree with you there, because it's so recognizable from Cleveland. You see it there for
years and years and if it faces that road you'd recognize it again and you'd lose some charm.
Klusczinski: Just to clarify, you would be amending your applications at this point for two
considerations. One, which was originally left out of this proposal that you're making a good
faith attempt to move the two wood frame structures, not previously included with the application
items. That's one consideration, the other is that you are amending this application to also
provide the HPC an additional C of A for the final site plan of the house at some point in the
"'future.
Davey: Ok, if you want to approve it conditionally upon that we're ok with that. I also have with
me Pat Hackett who is the attorney for the Bauer family as well. That sounds ok with me.
11
