I'm not really <br />at liberty to discuss it with you, as I don't really know it all, but I know that we will be <br />applying for grants and attacking the problem section by section. While we may not be able <br />to pay for it all at one time, we'll take it section by section. <br />Klusczinski: I have one question, did you have a projection of how long the temporary roof <br />will be in place? Is there a short term goal remedy for the property. <br />Herdman: The only time constraint that we ever discussed was the year from the date of the <br />C of A. So the return of better weather in spring or summer as Mr. Smith's schedule will <br />allow. <br />Patrick: I have a question regarding temporary slates. Why if slate is what's up there now <br />why would they be temporary? <br />Sporleder: That would be my question exactly. <br />Klusczinski: The decking is so deteriorated, I believe. <br />Smith: Right, and you have to use slate with slate. When buying new slate, you set some <br />aside, realize that you can use those again, and dispose of the old slates. <br />Sporleder: So, to pick up on what Lynn said, if you're replacing slate with slate, I'm not <br />quite clear why... what are you accomplishing if it's the underneath part that's damaged and <br />leaking. <br />Smith: We're going to find the areas that are leaking, tear it off, put down, well, first of all <br />check the decking. Replace any bad decking. Then, put on ice and water shield and 65 lb. <br />felt. At the time, they were using 15-20 lb felt. It's deteriorated now like old newspaper, it's <br />no longer keeping the water out. Slate keeps out 70-80% but the underlayment keeps out the <br />rest. The slate are called Pennsylvania Gray, they're only meant to last 60-70 years, and <br />they've been on there quite sometime. The only reason they've lasted this long is there <br />location- they're away from trees, the pitch of the roof, but as you drive by you'll see that <br />they're falling out. That's because they used steel nails and not copper. The heads rust off <br />and they slide off. <br />Patrick: Just for my edification. What happens to slate? After 60-70 years ... does it <br />deteriorate in some way, I never understood. <br />Smith: Slate is a pourous substance. At the time, even though Pennsylvania slate is <br />somewhat the `generic" type, getting 60-70 years out of it was better than the 20 year <br />shingles that were being made at that time. <br />Sporleder: So, you're just replacing slate, you're not going to be replacing the underlayment <br />problem right now? <br />Klusczinski: Spot repairs, right? <br />Smith: Right. We need to determine... when I walked into the building, they've got buckets <br />sitting in areas, I saw the structural damage. It's going to depend, when I get up there, what <br />needs to be attended to. When it comes down to it, you could remove the slate, put down ice <br />and water shield in the area put down 651b felt and walk away and come back 6-8 months <br />later and it will still be "in the dry" which means that it's not leaking. We do it all the time. <br />When you put it in the dry that means that the ice and water shield and the felt combined is <br />going to keep water out. <br />Sporleder: But that's a permanent solution. I guess back to what Lynn said, I don't know <br />why we should consider what you're doing to be temporary. <br />Herdman: Because they're not redoing the entire roof right now. <br />Chase: It's spot fixing. <br />Sporleder: But ifyou can fix it so it doesn't leak, isn't that the objective? <br />Smith: The objective of it is that the slate are shot. They're not functioning. You could go <br />back over and over it, say 10-15 times a year and do the repairs, versus, doing it all at once. <br />Klusczinski: So there are emergency spot repairs proposed at this point to do locations of <br />deteriorated decking once you investigate and then eventually the effort is going to be to <br />remove all material and restore everything because the temporaryfix is not compatible. <br />10 <br />
