The siding will be replaced with a smooth cement fiber product to match lap, width and <br />texture of the original siding. 6. The existing gutter will be removed and a new gutter system will be <br />installed to match the renovations. <br />STANDARDS AND GUIDELINES: II Existing Structures A. Building Materials <br />Original exterior building materials in the district include brick, stucco, clapboard, wood shingles and <br />brick or stone masonry. In some instances vinyl, composite and aluminum siding have been applied over <br />the original material <br />Required: Original exterior building materials shall be retained when possible. Deterioration of wood <br />materials shall be presented though repair, cleaning and painting. The existing architectural detail around <br />windows, porches, doors and eaves shall be retained or replaced by replicas of the same design when <br />deteriorated beyond repair.... <br />Recommended: Whenever possible, the original building materials should be restored. When <br />maintaining or repairing original siding is not feasible aluminum, vinyl or composite siding may be used. <br />When used over wood surfaces, the siding should be the same size and style as the original wood. Every <br />effort should be made to retain original trim around windows, doors, cornices, gables, eaves and other <br />architectural features.... <br />B. Roofs and Roofing: Recommended: The original shape and materials of the roof should be restored. <br />Roof covering which is deteriorated beyond repair should be replaced with new material that matches as <br />closely as possible the original in composition, size, shape, color and texture. Gutters and downspouts are <br />often a necessary adjunct in order to prevent deterioration of the structure; they should be maintained <br />whenever possible or replaced with a style comparable and suitable to the architectural period. <br />C. Windows and Doors: Required: Original windows and doors shall be retained including sashes, <br />sills, shutters, decorative glass, pediments, hoods and hardware. When deteriorated beyond repair, they <br />shall be replaced with units and trim resembling the original. Prohibited: Original doors, windows and <br />hardware shall not be discarded when they can be restored and reused in place. New windows and door <br />openings, which would alter the scale and proportion of the building may not be introduced. <br />Inappropriate new window and door features such as metal, vinyl or fiberglass awnings, hoods or <br />aluminum insulating glass combinations that require removal of original windows and doors shall not be <br />installed. <br />STAFF RECOMMENDATION: <br />#1. Staff does not recommend approval of this item as the windows appear to be original and only the <br />storm windows are aluminum replacements. The original wood windows can be restored in place and <br />new storm windows applied. <br />#2. Staff recommends approval to the removal of the non original additions to the house footprint and the <br />roof line. <br />#3. Staff recommends approval of the complete tear off and re -roof. <br />#4. Staff recommends approval of the porch restoration along the length and depth of the perceived <br />original porch along the front of the house and its return to a style compatible to the age and style of the <br />house and neighborhood. <br />#5. Staff can not make a recommendation as it does not know the condition of the original material and <br />can not make a determination at this time. Staff requests that it be allowed to work with NNN to make <br />recommendations and return its recommendation to either the Standards and Maintenance Committee or <br />the Commission. <br />#6. There's two <br />items that I'd like to briefly discuss. The first one, the siding the cement board, and I'll <br />move along to the next one. The windows that we're wanting to replace there, the house <br />will consist of approximately 25 windows after the reconfiguration of the structure. <br />While all of the windows are of an old vintage, they do not all match and are not all <br />original or in their original opening.
