LVfichigan Street in South Bend. The following additional <br />information is to serve as a supplement to the attached materials. <br />Background <br />The UEA purchased the property in January 2001 with the intent <br />of securing the property and marketing it for resale for an <br />appropriate reuse. At the time of purchase, the building roof had <br />showed signs of periodic leaks, particularly in an area near the <br />southwest corner, surrounding the existing skylight. We had the <br />roof evaluated soon after purchase and found that inappropriate <br />materials (including a pole urethane foam spray-) combined with <br />sloppy repair methods left it in poor condition, ultimately needing <br />replacement. Marketing,* efforts were initiated, with the intention <br />of having the purchaser assume the costs of future root repair or <br />replacement as part of the sale arran0rement. <br />,Marketing efforts have been recently hampered over the last <br />several months as the roof leaks significantly worsened. Further <br />evaluation this spring has revealed a complete saturation of <br />underlying roof layLrs, especially the western third. including the <br />aforementioned skylight area. The UEA subsequently pursued <br />proposals for temporary repairs to this problem area of t:ie roof by <br />askin, for contractor quotes. No responses were received. The <br />UEA subsequently quoted a larger group of contractors. this time <br />asking for proposals for replacement and/or repair. Responses <br />were received from two contractors f6r roof replacement. each <br />commenting that roof conditions would prohibit repairs. <br />At their June 5. 2006 meeting, the UEA Board of Directors <br />approved the replacement of the root for a budget of 550.000. <br />Ingwald Johnson of Plymouth. Indiana was awarded the work <br />bused upon a proposal initially submitted on April IS and revised <br />on June 5. Please find these proposals also attached. <br />
