Heating Systems <br />MEKUS STUDIOS <br />The existing roof has numerous holes, broken slate and disintegrating sheathing. <br />Gutters are missing entirely or rotting in place. Valley flashings are in disrepair (9). <br />The solution is to remove all roofing and trim down to structure. Reinforcement of <br />the structure is needed to accommodate a new slate roof, provide a new copper <br />flashing, gutters, sheathing, ice and water shield, felt, slate and wood trim (10). <br />The interior space is in a state of severe deterioration. The ceiling and walls are <br />all peeling, cracking and contain mold and moisture (11). Animals have nested in <br />the ceiling spaces and have damaged many areas of the ceiling (12). The interior <br />space does not meet ADA and needs to incorporate these standards to make the <br />building accessible (13). The finished wood floors are cupped and warped from <br />moisture coming through the roof and ceiling. The stairs are non-compliant and <br />need replacement. <br />All wood lathe and plaster needs to be removed and replaced (14). All the wood <br />trim need to be evaluated and new trim added (15). All wood floors should be <br />replaced. Some doors and frames are salvageable, but new doors and frames <br />need to be added. New ADA restrooms need to be added. Stairs need to be <br />replaced and reconfigured for better access to the second floor and basement. <br />The existing heating system is antiquated and non-functional. The existing boiler <br />and piping systems are in disrepair. The hot water heater is the newest piece of <br />equipment, but will need replacement (16). <br />L11 <br />
