Jefferson Blvd. <br />South Bend, Indiana 46601 <br />On September 28, 2005 I inspected the Studebaker Carpentry Shop Building at 637 S. <br />Lafayette Street in South Bend with HPC staff and Commissioners. My findings are as <br />follows: <br />1) Over all the exterior structure is in average to poor condition. <br />2) The masonry is in deteriorating condition. The North end, exterior brick wall has severe <br />brick failure and the rest of the building need complete re -pointing. <br />3) The roof structure is beginning to fail. There are at least 4 structurally collapsed roof <br />areas and all roofing material is failing. <br />It is my opinion that to stabilize the building would take between $175,000 and $200,000. <br />That would make it ready for someone to come in and complete the rehab for another <br />$100,00 to $200,000 depending on the end use. <br />While I feel the structure has great architectural appeal, the rehab dollars as compared with <br />the usable square footage make this project not financially viable unless huge grants could be <br />acquired. <br />Sincerely, <br />Bob Yapp <br />Community Preservation Specialist <br />
