0 <br />HISTORIC <br />I I FOUND <br />ARKS <br />OF <br />IND" <br />November 16, 2005 <br />Catherine Hostetler, Director <br />Historic Preservation Commission <br />South Bend/St Joseph County <br />Catherine, <br />Per your request I walked through the Cemetery Gatehouse at 2300 Portage Avenue on <br />November 15, 2005, I was very impressedsvith hoth_the architecture and -the excellent <br />condition the property was in. I basically disagree with just about every element of the <br />rehabilitation write-up the applicant provided. There has, however, been long deferred <br />maintenance throughout the structure. My findings are as follows: <br />1) Roof <br />The roof is a red slate on the main structure and an organic three -tab shingle on the <br />early, rear addition. The red slate roof is in surprisingly good condition. I inspected the <br />property during a hard rain and saw no roof leaks inside the building. The addition <br />should have a complete tear -off and new shingles installed to match the color of the red <br />slate. <br />Slate & Flashing Repairs $12,000 <br />Addition Roof, approximately 6 squares at $500 p/sq $3,000 <br />Gutters & Downspouts $3,000 <br />2) Masonry & Concrete Flat Work <br />The exterior stone and the foundation are in excellent condition. Minor re -pointing of <br />the exterior stone and foundation stone is needed. New parging on the exterior of the <br />addition's brick foundation is also needed. The stone chimney does not need to be <br />replaced just re -pointed with a new cap installed. There are some cracks in the stucco <br />panels on the main building as well as the addition. The sidewalks around the building <br />should be replaced for positive drainage. The foundation walls do not need to be <br />excavated as new sidewalks and re -grading around the perimeter of the foundation will <br />take care of the drainage problem. <br />Re -Pointing $8,000 <br />Parging $2,000 <br />Stucco Repair $8,000 <br />Sidewalk Replacement $8,000 <br />3) Exterior Wood & Painting <br />While there is some rot on the front porch headboard ceiling and ancillary trim, the <br />overall condition of the exterior wood trim elements is very good. Limited replacement <br />
