Emery, PE <br />We have completed our Preliminary Feasibility Study of the proposed reuse of Buildings 46 and 47 of <br />the Oliver Chilled Plow Works as a museum. Our work has focused on the condition of the roof, facade <br />and structural elements of the two buildings known collectively as Forge Two. <br />The main problem with both buildings is the poor condition of the roof which in turn has allowed <br />extensive water infiltration and results in further deterioration throughout each building. Deterioration <br />has progressed to the extent that portions of both roofs have collapsed. The sawtooth skylights of <br />Building 46 will have to be removed down to the structural steel framework and be reconstructed. <br />Approximately one third of the wood decking of sloped roof of Building 47 will have to be <br />reconstructed. In general, the masonry walls are stable but in need of long neglected maintenance. The <br />steel sash windows Building 46 are in reasonably good condition while replacement appears the most <br />reasonable option for the wood sash windows of Building 47. <br />Budgetary repair estimates have been developed using two different contractors and their subs. <br />Estimates range from $1.4M to $2.2M for stabilization to $4M to $6.5M for a total rehabilitation and <br />construction to create a new museum space. These estimates are based upon a one -day study of the <br />facility and should be considered "ball park" at best.
