The contractor shall perform all work in <br />conformance with appicabie local codes and requirements <br />GUARANTEE: Contractor shall remedy any defect due to faulty material or <br />workmanship and pay for all damage to other work resulting there from, which <br />appears within one year from final payment. Further, contractor shall furnish owner <br />with all manufacturers' and suppliers' written warranties covering items furnished <br />under this contract prior to release of the final payment. <br />DRAW PROCEDURE: See separate draw schedule. <br />INSURANCE REQUIREMENTS. <br />(a) 500,000 general liability <br />(b) 500,000 liability for hired or non -owned auto <br />(c) 500,000 in workmans comp or affidavit of waiver if applicable <br />(d) SBHF must be listed as additional insured <br />CHANGE ORDERS: All changes in the work shall be documented by the contractor <br />in writing in the form of a work change order and must be approved in writing by <br />SBHF prior to beginning the revised /additional work. The change order will specify <br />the items to be changed and the cost or credit for each item. Add'I time required, if <br />any, beyond the already noted duration of work must be noted. <br />JOB SITE: The contractor shall keep the job site clean and orderly during the course <br />of work and remove all debris at the completion of the work. Broom clean. The <br />contractor shall adequately protect the work, adjacent property, and the public and <br />shall be responsible for any damage or injury due to his actions. <br />TERMITES: None known to be present. Contact SBHF if active or past termite <br />damage is found on site. <br />LEAD: All work on this project must comply with HUD regulations on controlling <br />lead based hazards, completed under the supervision of a licensed lead supervisor. <br />Any questions regarding these regulations should be directed to South Bend <br />Heritage Foundation prior to bid submission. Safe Work Practice techniques must <br />be utilized when a lead based paint hazard had been identified. <br />Gen Demolition 2.00 REMOVAL OF UNUSED AND DEMOLISHED MATERIAL: Remove all materials <br />General from property, which will interfere with the construction process. The contractor <br />shall clean debris from the dwelling and site to a dumpster or legal landfill at least <br />once each week, and leave the property in a broom clean condition. In occupied <br />dwellings, debris shall be removed from living quarters daily.
