n o , I IT01 if I i A� I I TT <br />0 <br />0 <br />Since July 2002 the <br />former Oliver Plow Works <br />site has undergone a <br />significant physical transform- <br />ation. It was at that time that <br />demolition of 36 buildings <br />containing — 1,000,000 square <br />feet of obsolete factory buildings <br />began. On July 11, 2002 Mayor <br />Stephen J. Luecke began demo- <br />lition of the administration <br />building exposing a time capsule <br />that Oliver Corporation had <br />placed in the wall in 1968. With <br />the assistance of Councilman <br />Sean Coleman, the time capsule <br />was opened, revealing various <br />articles that spelled out the <br />company's hope for the future. <br />Sadly, manufacturing on site <br />ceased less than twenty years <br />after that time Capsule was laid. <br />Proje <br />Oliver Plow <br />and South B <br />Stamping <br />acquired for <br />In September 2002 the City <br />held "Oliver. A Day for Memories" <br />in conjunction with the Northern <br />Indiana Center for History, to <br />celebrate workers of the former <br />Oliver and White Farm operations. <br />Over fifty former employees <br />took part in the event that <br />included formal presentations of <br />Oliver's history and the City's <br />plans for the site, presentations <br />of historical materials from the <br />time capsule to the museum and <br />a tour of the old factory grounds. <br />The event gave people who once <br />had close ties with the factory a <br />chance to make one past visit to <br />see the plant. <br />Demolition continued through <br />2002 and 2003 and is expected to <br />be complete by the end of 2003 <br />with the exception of the former <br />boilerhouse and smokestack and <br />the Forge Shop along Arnold <br />Street. The boilerhouse and <br />smokestack arc to remain as the <br />centerpiece of the new Oliver <br />Industrial Park. It is expected <br />that the Forge Shop will be <br />demolished in 2004 after further <br />discussions with the State <br />Historic Preservation Office. <br />Approximately 85% of the <br />demolition debris (steel, wood, <br />concrete and brick) has been <br />recycled. <br />Earlier this year Rose <br />Fuel & Materials, Inc. <br />submitted a proposal to <br />purchase the boilerhouse, <br />smokestack and five acres of <br />land in the Oliver Industrial <br />Park. In July the Redevelopment <br />Commission and Rose signed a <br />development agreement making <br />Rose the first project to locate in <br />the new industrial park. The plan <br />for the property that was <br />unveiled at a September 9, 2003 <br />ground breaking ceremony in- <br />volves exterior rehabilitation of <br />the building and smokestack by <br />the City, to be followed by <br />interior build out and finishing <br />by Rose. Rose will also construct <br />a new 15,000 square foot <br />warehouse and a four acre <br />storage yard for the firm's <br />masonry inventory. At the <br />ground breaking Mayor Luecke <br />operated an Oliver tractor, <br />dumping a bucket load of freshly <br />broken ground into a 1940's <br />Rose Fuel truck driven by Rose <br />CEO Bob Harwood. to signify <br />the transition from Oliver to City <br />to Rose. Rose Fuel and Materials <br />is a fourth generation South <br />Bend business and their new <br />facility will serve as the <br />cornerstone of the development <br />of the new Oliver Industrial Park. <br />netl to <br />Oliver Phase ll <br />of..
