mate: <br />Application Number: <br />Property Location: <br />STAFF REPORT 0 <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />10/07/2003 <br />2003-0929-02 <br />1512 East Wayne Street, South Bend, IN <br />Property Owner: Sally Bostick <br />Landmark or District Designation: I East Wayne Local Historic District <br />Rating: <br />Contributing/ 9 <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT. <br />'d%e-A-4 <br />Though built in 1926, the first owner, Guy DeRhodes, bought the home in 1927. DeRhodes was the secretary -treasurer of <br />the DeRhodes-Yerrick Motor Company, a dealer for Dodge Bros. Motor Vehicles and Graham Trucks. He rented the <br />home to a few families in the 1930s including: the Bondys and the Gablers. Mathias Gabler was a master brewer at the <br />South Bend Brewing Company. After DeRhodes sold the home in 1938 or 1940, several others have owned the property. <br />John and Theodosia Gonas lived in the home for just over forty years. John served as a judge for the Saint Joseph County <br />Juvenile Probate Court and the Indiana Appellate Court before he retired in 1963. <br />This house is a more modest example of the Second Renaissance Revival Style (1890-1930). Square in plan with a <br />symmetrical fagade and a hipped roof with broad overhangs, the home retains simplified though elegant details of this <br />often opulent style including: the three decorative engaged arches over the two pairs of French doors (10 lights per door) <br />and the single leaf 15 light front door and the decorative downspouts. The home also has several other window openings <br />of various sizes and shapes including: two arched openings with three and four, 6 light casements with wood (?) infill in <br />the arches. <br />APPLICATION ITEMS; <br />—'he homeowner, Sally Bostick, proposes to: <br />1.) Remove 2 double hung windows from the rear of the home (as shown in photos), <br />2.) Install Pella Designer Series French doors with wood grill, and <br />3.) Construct concrete steps with brick trim to match the front entryway steps and landing. <br />RECOMMENDATION <br />The East Wayne Street guidelines provide the following guidance regarding the above proposal: "new windows and door <br />openings which would alter the scale and proportion of the building shall not be introduced" (44). As the Commission has <br />approved several rear additions that required the altering of the window and door openings in the East Wayne Street <br />District, staff feels that this project follows the Commission's. <br />Staff considered the following for its recommendation to the Commission: <br />1. the changes will not be seen from East Wayne Street and will therefore not affect the facade and the <br />public's view of the home. <br />2. the proposed French doors are compatible with the style of this home as it was originally designed <br />with French doors leading out of the first story facade, <br />3. the removal of the double hung windows and the installation of the doors will not greatly alter the <br />existing opening (i.e. the brick header course will remain, the brick below the existing window will be <br />removed and salvaged for the trim of the steps), and <br />4. since the new landing and steps will refer to the original concrete front steps and landing with brick <br />trim, staff feels the proposed steps are appropriate. <br />The front landing also has an interesting grid pattern pressed into the concrete. This pattern could be replicated on the <br />rear landing, if the owner so chooses. <br />Staff recommends approval of this application, which includes the removal of the twin double hung windows on <br />---ie rear of the home, the installation of the Pella French doors, and the construction of the landing and steps to <br />4atch those on the front of the home with concrete and salvaged brick. If the double hung windows do happen to <br />be original, staff suggests they be wrapped and stored in the basement or garage of the home. <br />
