4. That the eaves overhang be the same distance as the eaves on the house. <br />5. That there be a pair of double hung windows, size of the owners' choosing, <br />on each side of the garage. <br />6. That no mature trees be damaged or removed. <br />7. That the garage door and service door installed be appropriate in style to the <br />quality of the house and the character of the neighborhood. <br />Staff also thinks that a pair of panel doors with windows in the top third or half would be <br />an option, and would be ideal. Staff does have a question regarding the driveway. It is <br />not clear from the drawing submitted whether the existing driveway will serve the new <br />garage, or whether you will be constructing a new driveway and removing the old one. <br />This should be clarified before a Certificate of Appropriateness is issued. <br />GREG MITCHEM: As you are coming up the driveway, we are looking at maybe a <br />forty-five degree angle coming off the existing driveway and going into the new garage. <br />The dimensions of the garage should be 26' x 24' instead of the dimensions that were <br />quoted earlier of 24' x 26'. We have not annexed the lot next to our property. This lot is <br />still a separate lot. <br />John Oxian and Gerald Ujdak both stated that even though the Mitchems own all three of <br />these lots, they believe that they will eventually need to have these lots re -plotted and re - <br />deeded as one large single lot. The reason is that if their garage overlaps onto any of the <br />adjacent single lots, than they will have problems getting a building permit. <br />JOHN OXIAN: I recommend that you do not use paneled, plain, flat, garage doors if you <br />want your garage to fit into that time period. Even though the staff recommends it, I <br />would recommend that unless you have a fence all the way around your garage that you <br />only put in one window and have it facing towards your house. To avoid future break- <br />ins, I would not recommend that you put two windows in your garage. Even though the <br />staff is recommending that you have windows in your garage doors, I would recommend <br />that you don't do this. <br />There was further discussion between the Mr. Mitchem and commission members about <br />the location of the garage and the appropriate set back from the garage to the house. <br />Commission members also suggested that Mr. Mitchem use a Lexon material for the <br />window in his garage because it is virtually indestructible. <br />JOHN OXIAN: I will make a motion that application 2002-0409 be approved under the <br />list of recommendations that were stated earlier in the C. of A. However, I would like to <br />make two changes to that list of recommendations and they are as follows: <br />1. That there will be only one double hung window on the side of the garage that <br />faces the house. <br />2. That the garage door be a flat door with no glass window and that it be a single <br />hung door. <br />Seconds the motion and the motion carries unanimously. <br />
