roofline and chimney. If moving the Northeast upstairs window is possible, and not ruinously <br />expensive, then we would recommend that. <br />4. We note that the addition is so large that it significantly alters the ratio of house to lawn <br />that was considered desirable at the time the houses here were built. However, we understand <br />from the architect that the Evons' main purpose in proposing this addition is to acquire a room <br />bigger than the existing dining room, living room, and sunroom, to accommodate bigger parties. <br />Therefore reducing the size of the proposed addition would prevent it from accomplishing the <br />owner's purposes. We recommend approval of the addition as requested, and also of the <br />proposed new 18' radius quarter round patio and adjoining hot -tub area, as shown in the drawing <br />accompanying the application, in spite of the serious reduction of remaining lawn. <br />The fine detail of the plan presented shows the great amount of care and work that the <br />architect and the Evons family has put into it. All building materials proposed are to match the <br />original materials, including roofing, brick and the brickwork over the windows, window <br />openings and frames, and wooden trim, entablature, gable returns and eave troughs. <br />Additionally, the gable end of the new addition is to have a corbelled brick chimney with two <br />chimney pots, identical to the chimneys on either gable end of the existing house, except shorter <br />in proportion as the addition will be shorter than the original house. The only significant <br />difference, aside from the window sills, is that the windows in the new wing are proposed to be <br />placed in pairs, instead of singly. <br />Staff finds this appropriate, because the new room is to be larger in scale than the existing <br />rooms. The North facing French doors and outside grill /fireplace, while very different from the <br />original, will be very lovely and appropriate. <br />Discussion was then held between Mr. Tom Evons and commission members, where questions <br />were asked and answered about the addition he is proposing to add onto his house. <br />JOHN OXIAN: I will make a motion that the project be approved under the earlier <br />recommendations made by the staff. <br />GERALD UJDAK: Seconds the motion and the motion carries unanimously. <br />2. 2002 -0311; 226 Hammond Place; windows, eaves & soffits. <br />KAREN HAMMOND -NASH: This application has been submitted by mail. I have not <br />succeeded in contacting the owners by telephone for inquires about their specific plans. I <br />included a copy of the application with the staff report. Mr. Doolittle went out to the property <br />and took photos of the house today. The following repairs need to be made to the property. <br />1. Replace windows that are broken. <br />2. Fix or replace the eaves troughs that have fallen off the house. <br />3. Replace the rotted soffits. <br />These items should be approved. Since I was unable to get in touch with the owners, I was <br />unable to include what type of materials the owners intend to use to have these replacements <br />made. <br />JOHN OXIAN: We can either table this or we can approve what we feel would be the proper <br />replacements for these items. <br />
