Proposal for Renovation <br />1624 East Wayne Street <br />South Bend, Indiana 46615 <br />Owner: The Episcopal Cathedral of St. James <br />Occupant: The Very Rev. Frederick Mann and family <br />Narrative Explanation <br />1. History <br />The house at 1624 East Wayne Street was built in 1.951. The accompanying site plan is a copy <br />of the original in possession of the Episcopal Cathedral of St. James. At the time of its <br />construction, there was no porch on the back of the house. Our research shows that the <br />porch was added about nine years after construction, when the property was purchased by <br />the second owner. A stab was poured and a screen enclosure created with a,corrugated <br />fiberglass roof. Dimensions of the porch are 11'x23'. <br />Footers were not used in pouring the porch stab and, over the years the stab has c i racked and <br />begun to pull away from the wall of the house. The wood of the screen porch is in advanced <br />stages of dryrot. <br />In 1993, the house was re -roofed and the roof line was extended over the porch to create a <br />continuous roof line. Skylights were added over the porch at that time. <br />11. Proposal ' <br />The cathedral desires to create a year-round "sunroom" using the existing porch space and <br />dimensions. After seeking several bids, the cathedral representative, Mr. Jack Swope, has <br />chosen American Sunspace Additions to complete this project. This project as two elements: <br />A. The Porch <br />The attached construction contract will provide details. The existing roof will be utilized <br />along with the existing wall of the house - remodeled to have a more indoor appearance. <br />The concrete stab will be removed and replaced with a wooden floor that will be covered <br />with either indoor/outdoor carpeting or high grade vinyl flooring. <br />The screen area wilt be replaced with an eighteen inch "kneewall" whose external finish will <br />match the siding of the house, thus providing an aesthetic took of continuity with the rest of <br />the house. Instead of screen, double pain sliding window panels wilt be used that wilt match <br />exactly the existing windows of the house. The contractor will provide a picture of similar <br />construction following the submission of this application. <br />B. -House Siding <br />Current siding is eight inch aluminum. The original siding of the house was five inch wood <br />stat siding. The aluminum siding was added prior to the cathedral purchasing the house in <br />1970 for the residence of its Dean and family. There is no insulation between the siding and <br />
