M <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Application Number: <br />Property Location: <br />519 Edgewater Drive <br />Property Owner: William & Laurel Cochrane <br />Landmark or District Designation: Edgewater Place Historic District <br />Rating: <br />Contributing <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />The development of the neighborhood began in 1871 with the plating of a section <br />along the road leading to Mishawaka. In 1875, five houses were shows along the road. <br />Most of the district, however, was left undeveloped until the platting of the Edgewater <br />Place Addition in 1919 by Whitcomb and Keller, two of South Bend's important early <br />developers and realtors. The home was built in 1919, owned by Whitcomb & Keller and <br />rented until 1930. In that year, it was sold to Dow & Hazel Keim. He ran the Tyler- <br />Keim Tire Company. % � ` -T� /�3/ <br />RECOMMENDATION <br />The homeowners are asking to replace the existing aluminum siding with vinyl <br />siding of the same eight (8) inch width. They also plan to replace selected wood -sash <br />windows with like wooden -sash windows. The standards and guidelines for this <br />neighborhood state that existing exterior building materials shall be retained. The staff <br />recommends approval. However, we would also suggest that when the existing siding is <br />removed, and if the origional wood is a smaller reveal, that the owners match the <br />origional wood if the cost remains within their budget.. <br />
