these proposals to be with in the guidelines and recommends approval with the <br />stipulation that any damage caused to the stucco siding by the removal of the rear porch <br />be repaired in-kind. <br />The applicants second request is the demolition of a rear one stall garage and <br />attached shed and the construction of a new garage. The existing garage and shed are a <br />health and safety hazard, the roof could collapse at any moment. As you will notice from <br />the various photographs the lean-to shed has virtually no roof left, the window is barely <br />attached and the siding is besieged by wood rot. As for the garage itself it too has several <br />holes in the roof as well as sagging eaves, it looks as though if we have another bad <br />winter or the wind blows just right, it will fall in. The rest of the garage has severe wood <br />rot in the sills; the wood doors are warped and rotted. Over all it would cost more to <br />repair this garage, which cannot accommodate most modern cars, then it, would be to <br />demolish it and start over. The owner is requesting to replace the old garage with a new <br />24'x24'; two -stall garage that will be located 7' further into the back yard. The garage <br />will have a poured concrete foundation, a 7' long poured concrete driveway from alley to <br />garage, a 6/12 pitched gable roof, asphalt shingles in a color to match house, six panel <br />steel service door, white raised panel steel overhead door, 2 3/4"' vinyl siding, vinyl soffit <br />with aluminum fascia, continuous aluminum gutters and downspouts and three coach <br />lights. The new garage will give the owners ample parking, storage and security in a <br />manor that is not out of place along this alley. The new garage will not be visible from <br />any street and will have no impact on the house as it has no real visual connection to the <br />house other then from the alley. The staff would prefer the new garage to have a hipped <br />roof, however, if this is not practical because of monetary issues a gable roof is perfectly <br />acceptable as many of the homes along this alley have garages with gable roofs. The <br />staff recommends approval of the entire project with the stipulation that no trees, other <br />then the volunteer trees located against the garage, be removed. <br />2 <br />
