2) The wood fire escape is to be located on the south side of the house. It <br />would require the removal of a second story window located to the back of this <br />fagade. The window opening would be enlarged to accommodate a 6' 8" tall, 3' <br />wide, six -panel steel fire exit door. The escape would have three landings, all <br />4'x4', and three sets of stairs, all 4' wide. It would also have 2x2 treated spinals <br />and handrails on both sides of the stairway. <br />3) The applicant is requesting to remove three deteriorated concrete steps <br />at front entrance and sidewalk and replace with new steps and sidewalk of same <br />material, style and placement. <br />4) Remove the existing wood 30"x72" north door, which is badly <br />deteriorated and missing the window and replace it with a new 30"x72" insulated, <br />six panel steel door. <br />1) The staff finds the proposed ramp to be a necessity for this facility and removing <br />the south side brick from the porch will not affect the look of the porch. The <br />brick is being saved so it can be reinstalled should the ramp ever be removed. <br />The guidelines state that all code requirements shall be complied with in such a <br />manner that the existing character of the building is preserved. Since there is not <br />enough distance from the steps to the sidewalk to accommodate the required rise <br />the side positioning of the ramp will best meet the ADA requirements with the <br />least amount of impact to the character of the building. Staff recommends <br />approval of the ramp. <br />2) The proposed fire escape will be located on the south side of the house, which is <br />hidden by a very dense tree line. Because of the layout of the interior of the <br />second story there is no possible way to attach this stairwell to the rear of the <br />property, in fact, the stairs would probably be more visible from the rear then they <br />would be from the south fagade. The staff would recommend approval of the fire <br />escape with the stipulation that the removed brick be saved and that the stone sill <br />be either saved or reused as either a header or sill for the new door, if dimensions <br />allow. <br />3) The replacement of the deteriorated stairs and sidewalk are in-kind and staff <br />recommends approval. <br />4) The north/side door is made of wood with two raised panels and one large <br />window. The door is in very poor condition and the glass has long since been <br />taken out and replaced with wood paneling. Although the staff would prefer a <br />wood door be used as a replacement we will recommend approval of the proposed <br />steel door for security purposes since it is not located on the front facade. <br />0) <br />
