STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Application Number: 2000-0210-2 <br />Property Location: 515 Riverside Drive <br />Property Owner: Linda & Wes Magnuson <br />Landmark or District Designation: LHD-RB <br />Rating: C/9 Key Number: <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />Developers, S. Hammond and L. Whitcomb, built this house in 1906 as rental <br />property. The developers eventually sold the house in 1909 to Emma Allen for <br />$3,250.00. Miss Allen rented the house to Arthur & Myrtle Sturgis from 1909 to 1914, <br />after which Emma Allen -Larson moved into the home with her new husband Otto <br />Larson. Mrs. Larson resided in this house until 1955 when she moved, renting the house <br />to Robert Yates until 1958 at which time the property was sold to Wilbur W. Thomas. <br />Mr. Thomas was a supervisor at Dallas & Mavis. He resided in this house until 1965 <br />when it was sold to Samuel Joseph Nati. Mr. Nati sold the property four months later to <br />Bernard E. Kowalski, who converted the building back into a rental. He leased the house <br />to various tenants until 1969 when he sold it to Mrs. Fredonia DeMan, widow of John <br />F.C. DeMan. Mrs. DeMan resided at this address until her children placed her into a <br />retirement home. Her guardians sold the house in 1976 to William Caparo and his wife, <br />Christina. Mr. Caparo was a teacher with the South Bend Community Schools, he and <br />his wife lived here until 1986 when they sold the house to Robert Yonto. Mr. Yonto <br />owned the property until 1997 when he sold it to the current owners, Linda and Wesley <br />Magnuson. <br />RECOMMENDATION <br />The Riverbend Local Historic District guidelines follow the rehabilitation model. <br />
