CERTIFICATE OF APPROPRIATENESS STAFF REPORT
RECOMMENDATION
The applicant is proposing to make several changes to the house, first, by adding an addition to
the left side of the building. The proposed addition will only be visible from the street by an
obscure angle across the driveway. The addition will utilize existing elements present
elsewhere on the house, such as, stucco, wood half timbers and brick. In addition it will have a
copper roof and a new window with 8 muntins, similar to other windows on the house. The
addition does not affect any existing roof lines or windows and will reuse the existing trellis
work around door.
Second, the applicant is proposing to rebuild a badly rotten rear porch and move it to the left
four feet. The porch will be an exact replica of the existing porch and will reutilize existing
slate roofing. However, by moving the porch four feet over the existing door will have to be
closed in and a new opening cut in to the brick wall. The proposed location would require that
an existing six paned window be removed so the existing door can by moved over. The
applicant is proposing to install a 8 paneled window where the existing door opening is, to
replicate other windows in the house.
The staff finds the proposed addition to be within the guidelines in scale, materials and style
and recommends approval. However, there are reservation concerning the proposed rebuild
and move of the rear porch, do to the fact it will require making new openings in the rear wall
and will remove an existing window that appears sound in structure. The staff finds the rebuild
of the porch to be within the perimeters of the guidelines, however, by moving it four feet,
closing off of an existing opening, introducing a new window and the removing an existing
window are in conflict with the guidelines, thus, the staff recommends denial of this portion of
the application. The staff is working under assumption that the existing window is in fair
working order, as is the door, and does not know the reasoning behind the desired move nor the
choice not to reuse the existing window instead of introducing a new, longer window.
RLS
9/15/98
