the inconsistencies of the, roof lines on the submitted drawings.- The builder'
noted that the additions roof line would come off the peak of the main roof.
Mrs. Choitz asked if the addition would 'be as tall as the rest of,the-house.
The builder stated that it would bethat tall. There was some discussion over
the .height of the addition: =- Mrs. Sporleder stated that conceptually the
Commission does not have a problem with the proposal; however; they do,have-a'
problem with the lack of details. ' Mrs. McGrew- asked :if placing the
application into a Committee would cause a delay. Mr. Oxian stated that it
would. There was some discussion over what still needed to be presented to
make -a: final decision. Mr: Oxian -asked Mrs. DeRose if the 'Commission: could'
make a conceptual motion and.have the Committee.make the final decision,on.the
details. Mrs. DeRose stated that a Certificate of Appropriateness' either, had
to.be approved as presented or not approved. Mr. Oxian placed the application
into the Standards and Maintenance Committee.' There was some discussion over
how the Committee could make the final decision. Mrs. DeRose. suggested
calling a special meeting:to expedite things. Mr.. Oxian stated that if the
entire Committee met, including the 'alternates, then there would be enough to
make a quorum: Mr. Duvall•stated that it would then be a regular meeting and
would have to be -advertised. Mrs. DeRose stated that it was presented" at
tonight' meeting, which was advertised, thus, fulfilling, this requirement. .
Mrs-. Choitz'moved to authorize the Committee to make the decision on behalf'of
the .,Commission" so long as the Committee 'constitutes a quorum. Mr. Talley
seconded the motion. The motion passed unanimously. _
5.-1998-0217 - 60500 Bremen Highway, siding
Mr. Oxian asked if the Standards and Maintenance Committee have a.
recommendation to' give concerning 60500 Bremen Highway. Mr.. Fine noted that
on April 8, the Committee met with Mr. & Mrs. Montel at their, house to further
study the siding problems. He also stated that there was a general consensus
that the, siding could be. repaired, however, it would be a large and expensive
project. So, Mr. Fine',presented two recommendations to the Commission for e
consideration. The first.would- concur with the staff report and recommend
that the existing 'vinyl. siding remain and the wood siding be retained and
repaired.- The second option would allow the vinyl siding to be installed,
however, all .significant architectural• details would, be retained. Such
features would consist of 'the dentil trim,= the oval window with modified
keystone elements, the gables - with, shingles and, trim and' the flared skirting
detail between the first and second floor. Mr. Fine .stated that the. Committee
has chosen to go with the second, option as its firm recommendation - and that
the -owner should work in conjunction with Mr. .Duvall in accomplishing these
tasks (see attachment for booth options). Mrs.-Choitz noted that the repair of
the columns located on the front porch should be added to the recommendation.
Mrs. Sporleder-further reiterated that the amount of deterioration and work it
would take to repair the existing siding did not warrant the extra'financial
stress it would cause the owner. .She also noted that the proposal of covering
the existing siding with vinyl while leaving major architectural- elements
exposed and visible_ would be the .'best solution.' Mr. Montel stated that .the
cedar, shingles in the gable would be left alone and that the dentil elements
and oval windows •would be sided around. He also. noted -that a friend of his
could bend aluminum to replicate the flared element 'between floors. Mrs.
Sporleder moved to approve recommendation "B" -(see, attachment) with the
addition that the front porch columns be repaired and that the vinyl siding
go over - the existing siding. Mrs. Petarass seconded the motion. The motion
passed unanimously.' Mr. Oxian stated that. Mr. Montel.would be working with
Mr. Duvall in accomplishing this -task.
B.
