crumlish and crumlish
architects, Inc.
0 October 1, 1996
Historic Preservation Commission of St. Joseph County
County -City Building
South Bend, IN
RE: Replacement of Sidewalk at 1055 Riverside Dr., South Bend
The existing tile sidewalk leading from the house to the public sidewalk is in
a serious state of disrepair and needs to be replaced. In our opinion the
tile sidewalk is not original to the property since it appears to have been
patched and repaired numerous times. [See attached photos]
The home dates from 1930 and we doubt that any tile sidewalk could have
remained in place for the past 66 years if it were originally installed with
tiles set in mortar. Current, and historic methods do not include
installation of any masonry unit in a mortar setting when installed in
exterior applications in areas subject to freezing. We believe that if a
masonry sidewalk existed originally, it would have been set in sand without
mortared joints. The current tile sidewalk is most likely a replacement, and
should never have been laid in mortar. Any similar new tile installation is
bound to fail again in a short time.
We propose to replace the entire curving tile sidewalk and existing concrete
subbase from the first step adjacent to the house to the street -side concrete
walk. We propose using interlocking, sand -set concrete unit pavers colored to
match traditional clay -brick pavers as close as possible. A new concrete
paver edge would be installed with "Holland Stone" concrete pavers to replace
the current clay -brick edgers that were set in mortar. The new concrete
pavers will be set on a new subbase of compacted processed gravel.
The new interlocking concrete pavers are a patented brand from Unilock masonry
called "Classico" and have slightly rounded sides to allow gently curving
layouts without necessitating cutting brick or odd -size joints. [See attached
literature] The units will weave together to reproduce the "serpentine" layout
of the existing walk, both in radius, width and length.
The two existing, low, brick walls at the steps near the street will be
retained. New "Pisa Stone" natural colored concrete pavers units will be
installed for stair treads since they are slightly larger than the paver units
and designed for use in stair tread applications. [See attached literature]
A concealed flexible PVC plastic edging will be used to secure the pavers and
edgers in place along the curving edges. The plastic edging is covered by the
sod and leaves the Holland Stone edgers to appear as the visible edge of the
new walk. [See attached literature]
We believe the new sidewalk will be harmonious to the existing home and not
detract from the historic character of the home or the neighborhood.
Sicgrely,
Be'ndan Crumlish, NCARB
Architect
3215 sugar maple court, sufte b south bend, indiana 46628
219-282-2998
