CERTIFICATE OF APPROPRIATENESS STAFF REPORT
• APPLICATION -- 1996-0402
PROPERTY -- 525 Edgewater
South Bend, IN
OWNER -- Nancy TenBroeck
DESIGNATION -- Edgewater Place Local Historic District
RATING -- Contributing (C/9)
STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT
This Dutch Colonial Revival house was built in 1922 by Whitcomb & Keller. The
house was purchased by Emma Oppenheim in 1923. Ms. Oppenheim's daughter and
son-in-law, David Glicksman, the proprietor of the Broadway and Rex
Pharmacies, also resided here. They assumed ownership in 1931 and remained in
the residence until 1956 when they donated the property to the Hebrew Orthodox
Congregation.
PROPOSED CHANGE
The owner proposes to replace the existing bent -metal porch columns with
square wood columns with a wooden railing.
STANDARDS
The Preservation Guidelines and Standards for the Edgewater Place Local
• Historic District state:
II.A.(1) Required - Existing exterior building materials shall be retained.
Deterioration of wood materials shall be prevented through repair, cleaning, &
painting. The existing or original architectural detail around windows,
porches, doors, and eaves shall be retained or replaced by replicas of the
same design and material when deteriorated beyond repair.
II.A.(2) Recommended - Whenever possible, original building materials should
be restored....
RECOMMENDATION
Though documentary evidence is not known, the proposed replacement of the
metal columns with wood columns and railing may be presumed to constitute a
reconstruction approximating the original features of the house. Staff
recommends approval of these items as conforming to the guidelines. It may
prove desirable to reconsider the rating of the house following this activity.
DBD
4/9/96
•
