CERTIFICATE OF APPROPRIATENESS STAFF nr ruru <br />PROPERTY -- 735 Lincolnway East <br />South Bend, Indiana <br />OWNER -- Jack Hodurek & Pete Jarosak <br />C/O'Centry Pipe Supply, Valparaiso <br />DESIGNATION -- Edgewater Place <br />Local Historic Preservation District <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />This Modern commercial structure was constructed circa 1960. <br />Due to its age, it is rated as non-contributing in the Indiana <br />Historic Sites and Structures Inventory. It is a high quality <br />structure constructed with stone facade and brick sidewalls. <br />The site not covered by the building is paved and striped for <br />parking. Portions of the paved area are currently being <br />utilized for outside storage of pipe material. <br />PROPOSED CHANGE <br />The applicant proposes enclosure of an irregularly shaped area <br />along the south wall of the structure where pipe is presently <br />stored. The enclosure is to be accomplished with six foot high <br />chain-link fence on metal posts and capped with eighteen inch <br />high section of barbed wire. <br />STANDARDS <br />The Preservation Standards for Edgewater Place state: <br />"New site work should be based upon actual knowledge of the <br />past appearance of the property found in photographs, drawings, <br />and newspapers. New site work should also be appropriate to <br />existing surrounding site elements in scale, type, and <br />appearance . " <br />RECOMMENDATION <br />Staff is very pleased that this structure is in use, as it <br />appears to have been vacant at the time of the survey. However, <br />the current use has generated a messy vitality which may be <br />offensive to some occupants of adjoining residential <br />properties. Since the outside storage of materials is allowable <br />under the zoning of this property, the character of the <br />District may be enhanced by screening areas where materials are <br />so stored. <br />
