CERTIFICATE OF APPROPRIATENESS STAFF nr ruru PROPERTY -- 735 Lincolnway East South Bend, Indiana OWNER -- Jack Hodurek & Pete Jarosak C/O'Centry Pipe Supply, Valparaiso DESIGNATION -- Edgewater Place Local Historic Preservation District STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT This Modern commercial structure was constructed circa 1960. Due to its age, it is rated as non-contributing in the Indiana Historic Sites and Structures Inventory. It is a high quality structure constructed with stone facade and brick sidewalls. The site not covered by the building is paved and striped for parking. Portions of the paved area are currently being utilized for outside storage of pipe material. PROPOSED CHANGE The applicant proposes enclosure of an irregularly shaped area along the south wall of the structure where pipe is presently stored. The enclosure is to be accomplished with six foot high chain-link fence on metal posts and capped with eighteen inch high section of barbed wire. STANDARDS The Preservation Standards for Edgewater Place state: "New site work should be based upon actual knowledge of the past appearance of the property found in photographs, drawings, and newspapers. New site work should also be appropriate to existing surrounding site elements in scale, type, and appearance . " RECOMMENDATION Staff is very pleased that this structure is in use, as it appears to have been vacant at the time of the survey. However, the current use has generated a messy vitality which may be offensive to some occupants of adjoining residential properties. Since the outside storage of materials is allowable under the zoning of this property, the character of the District may be enhanced by screening areas where materials are so stored.
