• Other necessary improvements fall into the following categories: <br />1. Masonry. There are missing and damaged bricks on corners and in areas of the second storey which <br />need to be replaced. In several places there is tuckpointing that needs to be done. <br />2. The trim is in poor condition. Soffits, fascia, crown, bed moule & corbels need to be replaced in areas. <br />These items would simply be replaced with materials of the same type and style. There are damaged <br />overhangs and damaged trim on windows, as well as missing trim between the transom and the brick on <br />the North door. There are miscellaneous obsolete or broken metal brackets and hardware missing on the <br />north side. <br />3. Shingles on the second story need replacing on lower rows, and others need to be repaired. <br />4. The existing porch roof needs the rafters repaired and a new porch ceiling installed with a black rubber <br />membrane roof. <br />5. Broken windows or missing glass needs to be repaired or replaced on existing windows. <br />6. The building need a good coat of paint. <br />7. Some trees need to be replaced that are dead.
