'At <br />May 11# 1992 <br />STAFF REPORT <br />Youth gerviCe Rurcaau# Q/o Bonnie Strycker <br />1322 Lincolnway East <br />South Bend, IN 46613 <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />The c. 1904, Free Classic Queen Anne style building located at <br />1322 Lincolnway East within Lincolnway East Local Historic <br />District Boundaries, is rated as Non Contributing on the city <br />survey, having many alterations, including new siding, window <br />sashes and doors, and a c. 1960 breezeway attaching the main <br />building to the accompanying rear garage. Its location is on an <br />elevated lawn among houses of similar proportion, era, and state <br />of alteration; access to the garage is from a rear alley running <br />parallel with an operable rail line. <br />PROPOSED CHANGE <br />1) Reduce garage door opening, south side of garage, to entry <br />door (Alumax brand steel door, model #NE 9118). Siding to match <br />existing treated shingle will be installed to enclose. <br />2) Replace existing wood panel door, west side of garage, with <br />steel door (Alumax brand model #NE 900). <br />3) Replace small fixed wood sash, west side of garage, with wood <br />clad double hung sash, 2' 10" high X 2' 4" wide (Malta brand <br />model #2414); install same window on east side of garage, <br />centered in facade as on west side. <br />STANDARDS <br />II. Existing Structures <br />C) Windows and Doors <br />1) Required <br />Existing or original windows and doors, including <br />sash, lintels, sills, shutters, decorative glass, <br />pediments, hoods and hardware shall be retained or <br />when deteriorated beyond repair, replaced with <br />duplicates of the existing or original. <br />2) Recommended <br />If new sash and doors are used the existing or <br />original materials, design and hardware should be <br />used. <br />3) Prohibited <br />Existing or original windows, doors and hardware <br />shall not be discarded when they can be restored and <br />reused in place. New windows or door openings that <br />would alter the scale and proportion of the building <br />
