December 11, 1991 <br />STAFF REPORT <br />Mr. Joseph MacHatton, JMA Properties <br />621 Lincolnway East <br />South Bend, IN 46601 <br />PROPOSAL <br />1) repoint brick foundation. 2) remove/demolish rear shed/porch. <br />3) reroof main house with -3 -in -1 tab asphalt shingle. 4) replace <br />gutters and eave troughs with contemporary counterparts.. 5) <br />rebuild chimney with new brick. <br />STANDARDS <br />II. Existine- Structures <br />A) BuildinL- Materials <br />1) Required <br />Masonry structures shall be maintained, tuckpointed <br />and properly cleaned when necessary. <br />2) Recommended <br />Mortar joints should be repointed only when there is <br />evidence of moisture problems or when sufficient <br />mortar is missing to allow water to stand in the <br />mortar joint. Existing mortar shall be duplicated <br />in composition, color, texture, joint size, method <br />of application and joint profile. <br />4) Not Recommended <br />Mortar joints that do not need repointed should not <br />be. Repointing should not be done with a mortar of <br />high Portland cement content which can often create <br />a bond that is stronger than the building material. <br />This can cause deterioration as a result of the <br />differing coefficient of expansion and the differing <br />porosity of the material and the mortar because they <br />can cause serious damage to adjacent brick. <br />B) Roofs and RoofinL <br />1) Required <br />The existing shape and materials of the roof shall <br />be retained. All architectural features which give <br />the roof its essential character, such as ... <br />chimneys ... shall be retained. <br />2) Recommended <br />Whenever possible, the original shape and materials <br />of the roof should be restored. Particular effort <br />should be made to retain materials ... not commonly <br />found in new construction. Roof covering which is <br />deteriorated beyond repair should be replaced with <br />new material that matches as closely as possible the <br />existing or original in composition, size, shape, <br />color and texture. <br />D) Entrances.
