had not been followed and the previous design had not <br />been sympathetic to the size and materials of the <br />historic schoolhouse or the existing garage. <br />Mr. Eide moved to approve the plan as indicated; Mrs. <br />Petrass seconded; motion approved. <br />2. 601-613 Lincolnway East - ED <br />Mr. Thomas Panzica of the Panzica Group, developers and <br />architects, made a presentation to the Commission for <br />their plans to develop the property on the corner of <br />Monroe and Lincolnway in the Edgewater Place Local <br />Historic District. The Panzicas intend to construct a <br />single story building with a brick facade and <br />standing -seam hipped metal roof. Parking would be <br />constructed to the east and north, with the entrance to <br />the east. Access would be from Lincolnway into the <br />east parking area, and from the alley to the north with <br />access onto Monroe. The residential properties to the <br />north across the alley would be screened by a fence on <br />the north side of the alley. Mechanical units would be <br />screened by shrubs. <br />Mr. Oxian moved that the plan be accepted as presented, <br />except that all trees on the treelawn and others (6 + <br />treelawn on Monroe) which do not come specifically on <br />the site of the building or parking lot be retained, <br />(The HPC would be notified if any of these trees must <br />be removed for construction purposes), and that the <br />aspect of screening be accepted pending BZA approval. <br />Mr. Herendeen seconded. Motion approved. <br />Mr. Larry DeLaurelle represented the residents of the <br />Edgewater Place neighborhood in voicing their general <br />approval of the plans presented by Mr. Panzica. Mr. <br />Panzica and other members of the Panzica Group held <br />meetings with neighborhood residents to gain their <br />approval prior to appearing before the Commission. <br />3. 618 Leland Ave. - LL <br />Mrs. Dixon reported that the owner proposes to replace <br />two fixed casement windows at the rear of the house <br />with two double -hung windows of slightly larger <br />proportions (three inches wider and five inches <br />longer).
