APPENDIX "B" 08/86 <br />historicpreservation commission <br />of south bend and st. joseph county <br />• ROOM 1123 COUNTY CITY BUILDING <br />south bend, indiana 46601 (219) 284-9798 <br />• <br />0 <br />August 13, 1986 <br />STAFF REPORT <br />RE: 1215 Riverside Drive <br />Owner proposes to remove two double hung windows in dormer and replace with <br />a ventilation fan in the center covered with louvers and flanked by small <br />fixed windows on either side. <br />1. Windows & Doors - Required <br />Original windows and doors, including sash, lintels, sills, shutters, <br />decorative glass, pediments, hoods, and hardware shall be retained or <br />when deteriorated beyond repair, replaced with units and trim resembling <br />the original. <br />Recommendation: <br />Although the proposal will change the existing opening, this seems to be the <br />only alternative to make the space livable. There are no other windows and <br />to go through the roof with an exhaust fan would be financially prohibitive. <br />An air conditioning unit would not effectively cool the space unless the space <br />is very well insulated and completely closed off from the lower floors. <br />Because the commission, by its ordinance, must consider the potential hardship <br />that a denial of a C of A would cause the applicant and because this seems to <br />be the only alternative, I recommend approval. <br />
