Green tinted glass with aged copper <br />colored window frames will be used for all <br />window treatments. The facility will be used <br />to house the South Bend Division of the U.S. <br />Federal Bankruptcy Court and the U.S. <br />Marshal's offices. The total cost of the <br />building is estimated at $4.4 million. <br />This project will not create any new jobs. <br />However, the tenant, the U.S. Federal <br />Bankruptcy Court, employs 26 full-time <br />positions. Additionally, a series of <br />construction and construction related jobs will <br />be created to complete the project. <br />A review of the tax abatements previously <br />granted, finds that the petitioner, Western <br />Avenue Partners, LLC, has not been granted <br />any previous tax abatement consideration. <br />However, some of the principals of Western <br />Avenue Partners have been involved in other <br />projects which have received tax abatement. <br />The previous projects are in compliance with <br />the annual reporting requirements. <br />The Building Commissioner has reviewed the <br />petition and has found the property to be <br />properly zoned for the proposed use. <br />A review of the tax abatement area maps finds <br />that the property is located in an area <br />presently designated as a Tax Abatement <br />Impact Area by the South Bend Common <br />Council. <br />-18- <br />
